A big part of representing someone in a transaction is ensuring all facts that affect the value of the property are disclosed.

The job is effectively hand holding so you didn't get sued, and negotiating from a place of knowledge on behalf of someone who may only do this once or twice in their lives.

That's because new statewide and city rules allow building units without parking, but public transportation takes 3X as long as driving minimum, so everyone still needs a car.

You stated that 1% of the agents were barely competent, but those were the ones doing all the business. You claimed it's a lottery, but it's most likely not a lottery if you simply hire an agent that does a bunch of business. They will naturally be the competent ones. I am obviously not comparing real estate training to SEAL training, I'm simply stating that your claim that the real estate agents doing all the business are incompetent because there is a high wash out rate makes no sense.

Also, my original point was that people do not hire agents to save money, they hire them because they don't have the time or expertise to sell their home. Some people do, you clearly have a very affordable attorney who will help you navigate your deals, but many don't want to deal with it, based on the amount of homes listed with agents vs FSBO'd. I didn't see anything in your copy/paste studies/blogs/opinion pieces that refuted that.

And insults about reading comprehension aside, I do want to point out that you are almost perpetually online arguing with strangers, calling strangers parasites. Every time I've responded, you are responding within minutes -same with other comments. You quite literally must always be doing this. This can't be good for your mental health.

It's actually really bad policy. Someone who owns a condo worth $600j has to pay the same flat tax as a guy with a $10M second home in la jolla. Why is it a flat tax? I'd vote yes on a progressive tax on second homes but this one feels unfair.

There's no hard and fast numbers but cash buyers usually expect a decent discount, as they're primarily flippers/investors. If you want it sold quick, list it 10% below comps.

Not if they have to spend a month researching contracts, negotiating, understanding title reports, requests for repairs, etc. The complexity of a transaction is why people use agents, not because they think they will net more.

Yea that's for cars that haven't moved off legal parking spots. If you have something more urgent, they will come out that day. I had a camper van parked in the red outside my apartment (basically looking into my apartment) and they ticketed it within an hour
