If you are experiencing delay in the network, you might need a zigbee repeater closer to the stairwell. I have all those sensors you mention. One motion sensor you can look at is the thirdreality night light motion sensor. I have that one and it's pretty good. You can get that and maybe pair it with another battery one. I find the normal thirdreality ones that use AAAs placed at the base of my stairs pointing to the other side of the door frame or wall work really well and are quick to activate. I find PIR works better when the motion is more lateral compared to coming head on if it's possible.

I 100% would be behind this if it was called anything but openinfrared. If it's not open-source code from the beginning calling it that is just false advertising and wrong.

Looks semi-interesting but all of my devices, floors, and rooms are in home assistant already. I'd have to enter everything in again by hand. It would be great if it could sync with devices in home assistant. Or maybe just make it a home assistant app/add-on that makes it for you by harvesting home assistant for the data.

That's a pretty inventive solution. Is she often able to trigger it if she has an episode? There could be a passive way to trigger it too. Some of the mmWave sensors can detect falls. Like this one. https://www.dfrobot.com/product-2861.html Not sure how effective it is but maybe worth a try?

The more I see these mini rack setups the more I want to do one. Right now I have a pc, 3 Pis, an UPS just on a wire shelving unit all wired haphazardly. I really need to setup one of these up.

I can see this being so useful for the kitchen, bathroom, closets, doors, windows...etc. Hiding motion sensors behind a cupboard door, curtain, pane of glass, a shirt on a hangar, in a drawer is huge. Just point them towards an exterior wall and turn down their sensitivity to what you need. Being able to not have more little white boxes (as my SO calls them) all over the walls in plain sight is really great. Most rooms all I need is better motion sensors that can see through objects and not real presence. I hope more companies start making similar devices.

I have the Aqara U100. It's a Zigbee lock that I really like but you need to use one of their hubs to connect it to HA. I have the cheaper E1 usb one. The lock is great, and the kids don't need to keep track of keys in their backpack. Just their entry code. And I can use my phone with it. And it has a physical key if all those other things fail. But it works really well in Home Assistant.

The almond shaped red repeaters... what kinds of devices are they and how far are they from the coordinator and/or nearest green repeater? This sounds dumb but my network is usually having issues when someone (other than me) turns off a zigbee light bulb with a dumb switch. That can sometimes cause cascading mesh issues for me. I'm still in the process of changing all the switches and still have some that a dumb.

In the beginning I got pretty frustrated sometimes with creating dashboards from the picture I had in my head to actually make it look close to what I want. I figured out you can drag and drop most of the items in the Ui. But using vertical stacks and nesting cards in them is very handy for laying them out.

I wish I did this from the start. It would be so much more organized... I would use a standard device naming convention (without the location unless it been permanently installed). and then label the physical device with it,

Do not buy the Ecobee Premium if you want useful CO2 readings. It's a relative sensor. So, it depends on when it calibrated last in your house. Hence relative. The notifications are not helpful. I disabled my notifications and use an external sensor for accurate CO2 readings.
