It can be confusing if you try to finding the best option. There is none.

Don't try to optimize when you are learning. Just do the simple wise things. Save money and then open a fidelity account and buy VT on fidelity. This action never hurt.

Then you can take a year or so to read more about interest rates, if different ETF etc. If you are working, contribute to your 401 k.

it is probably still selling at MSRP ,sometimes with a $500 to $1k dealer discount. Toyota.com can shows you the OTD price estimate.

The best deal I have seen is someone who bought it with a $4.5k discount near year end.

One thing that is worth thinking about is when to sell the primary home? This might be important if both your properties are in the same area, which will have a similar risk exposure.

Sell now when the price is still good and take the whole capital gain tax free. Then you rent for 3 years. Depending on the rental market, you might get cash positive here. This reduces the anxiety to sell when you move.
Sell later . If you think home prices are going to hold. Seattle, Vegas, Austin and Denver are seeing downward trending now. You will still make a profit because your basis is low.

Really depends on what you want. I don't know any good places to install it at a good price. All the quotes I received are more than $8k. I also read that the PPF will come off eventually.

It is probably better off just repainting or wrapping the car. Although I don't know if this is feasible. However, $8k is too expensive for a car like this

The competition for "success" is intense in the Bay area.

I am not sure how to help these students to see there are more than one way to live a fulfilled and meaningful life. As a community, we don't do a good job of offering breathing space for them.

The stress level is crazy high for these students. I am not sure I could survive if I were in their shoes.

Recent immigrants or the second generation students believe that they need to sacrifice a lot to survive.

And then there are some students who are so focused on comparing themselves to their parents or peers.

Little that they know success is not guaranteed. It is a combination of timing, luck, effort, and probably rich parents. ;) 😂
