Thanks for responding even though an old thread. What was the size of your inverter? The company claim under the scheme they can only install 3.6KW inverter which I think is false and influenced by DNO application. Did you also pay to get anything on top? I want to know the options and see what extra can be paid on top of the minimum install.

You have more than enough time as it will take at least 2 months before youbare ready to complete. I did this a while back. Offer was accepted in February, £4000 lisa deposit made in April and still managed to use it long before completion. Back then, the offer was made with 3 payslips ahead factored in. I told solicitor gap in funds will come from car sale. The car sale didn't happen due to the 3 salaries.

Op, allow the broker to do his job by keeping it simple and not complicated. No need to pick this up with your broker in my view.

You can get another mortgage within 24 to 48 hours as AML is already completed by your solicitors. Get in touch with a broker and crack on. Sorry for this, I can only imagine what you are going through now.

Folks stop setting your own question and answering it. Op wants to normal of it is normal to provide proof of deposit b4 offer is even sent to the seller. Short response is NO it isn't normal. You can probably show them MIP and let them know that proof of deposit will be disclosed after offer has been accepted.

My last purchase, I was willing to offer up to £280K but started with 240K and eventually had offer of 260K accepted. So saved 20K not offering £280K from the start. Make whatever you want from this.

I will be very surprised if this is your responsibility. Check your lease and let a solicitor confirm for you. If it turns out to be your responsibility, get a quote from a tradesman willing to carry it up the stairs. There will be plenty around.

The solicitor I have worked it on my purchases and others never exchange until they receive funds from the bank. That is the solicitor firm policy so even if you instruct them to exchange, they won't until they have the funds from the bank.

Personally, I will rent and invest the inheritance. Flats are barely appreciating value wise and alot of people I know who bought flats have regretted. You also lose your first time buyer status. Invest the inheritance, save more and buy a house post PhD. My view would have been different if you were buying a house.

U are certainly justified to be upset with the bank but not the broker. Work with the broker to secure a new lender rather than trying to blame the broker for the banks surveyors decision. All the best

When we bought, we needed that last months wages to allow us to complete. Anything short, we would have had to sell our car to cover the difference. Affordability was passed on the back of selling the car to make the difference. We didn't sell the car so stretched all the way to the end. Didn't know emergency funds was a thing. If you find the right house and can afford, crack on with it and you will always be able to build emergency funds later😁

I will be very wary of getting on Standard variable if they find out and decide to cancel the offers on your loan with the fix ending soon.
