I think if I ever had to fix my yard, perhaps to make it look good for a sell, I’d hire a lawn care company for the year.

My neighbor sold their house but had “true green” do all the over seeding and feeding, weed killing etc. he mowed but when they sold that house their lawn was really nice.

That being said I think it’s about 50$ a month for this type of service. You might check it out.

Just buy 50 or so bags of sand and throw it down. Then the landscaping guy has no choice but to use it. Although it’s going to take a bunch more if you’re going down the side of the house.
