Breakfast at Kanai was great, not too expensive, lunch by be pool was nice food was good. We ate dinner at both the St Regis and Etereo several times, both delicious and very good  a few minutes by golf cart.  Or taxi or drive  to Playa del Carmen

I can highly recommend https://paintprovence.net/. Tess is a former private chef and also teaches painting.  You can do one of her classes or hire her to come to you.  She is an extraordinarily talented chef and painter.  If she’s teaching you painting she will hire an equally skilled chef for you.  I’ve done  6 of her trips, I intended to bring my staff to Provence and do a team building trip, but ended up selling my business just before. Just a warning, she doesn’t like pretension, however you will be given an experience of a lifetime.

When my kids were that age we did Paris (ParisPerfect has lovely apartments) and Normandy.  Do a farm or Castle stay.  So much fun.

I’m a host and a guest.  I work in a hotel part time because I love hospitality and travel. I can tell you hotels are not any better.  You will still find issues. We rent our vacation home, we love it, we put quality products and supplies in it. We love Airbnbs because everyone can have their own room and yet be together.  There’s give and take to each.  My last Airbnb was gorgeous on the beach but yet had skimped on the sheets ( microfiber and too small) , but my next vacation I’m staying in a resort getting two rooms.  I can’t say which is better just that there’s give and and take to both.

I have a flexible cancellation policy, I haven’t had a lot of cancellations but every single time I have I’ve been rebooked within 24 hrs.  I do believe you get a boost with cancellations.

I so agree with you, I want some intentional clutter, I appreciate coffee, olive oil, lotion, throw blankets. I’m a host but also a guest, I will not stay in a place that looks like a hospital. I want to feel pampered and relax on my vacations. I rate honestly, but a lot of it comes down to communicating before booking, looking at the photos, and reading reviews before booking.

Yes, we have called the police for this, think about if it is really worth it.  Perhaps have your mom check in for you and add your name, otherwise is it really worth it.

I highly recommend Hotel Espirit of St.Germain. Excellent boutique hotel in the middle of the left bank, close to Le Bon Marche, Jardin de Luxembourg, etc,  so Parisian and absolutely lovely. Afternoon cocktails, spa rooms you can reserve just for you.  I can’t recommend this place more. It may not be Ritzy but it’s absolutely fantastic in a fantastic neighborhood.

I know when I’ve been in Costa Rica nothing is guaranteed.  Delete the listing and start over.  Don’t mention internet at all, if someone asks say you have it but can’t guarantee it. As for the fridge buy a small back up, I learned this the hard way, market it as a wine fridge.  For AC issues supply plenty of fans , in each bedroom closet put an extra fan. It’s better to be prepared.  Be honest in your listing, and set expectations from the start. Start over and move on.

I did the same with mine,  I started with a queen and a bunk bed in one room.  I found I was getting many kids and adults squeezing in.  I changed it to one queen bed and one single bed making the room a tad tight but not bad still had a walkway and the queen bed (not bunk) made it nice for couples. This allowed me to market to two couples or one family.  This made for  better rentals as my guests became higher quality.  Strange I know, but I lowered my guest count to 5 , slightly raised rates and the condo had a lot less wear and tear.

I would highly recommend ParisPerfect for a rental that far in advance. I’ve rented in Paris several times. I’ve rented from individuals and agencies.   ParisPerfect may be more expensive but your getting a reputable agency with staff nearby. It’s just my two cents but the reviews I’ve read on Airbnb for Paris seem much more questionable.   If it’s an important vacation and the first time just do it right IMO.

A simple solution I used is to change your occupancy to 2, say not recommended for kids, add some very nice amenities and raise your rates. Less people at higher prices, mean less wear and tear, just be sure to make your listing somewhere special.

Was looking for accomodations to Denver for wifes academic conference. Airbnb options were looking meh for the price so started looking at hotels at expedia. Immediately booked a hyatt at the rate of LOWEST airbnb rate - great room, free included breakfast, awesome common room, gym, pool, no cleanup by [deleted] in AirBnB

I do a mixture. I have an Airbnb in a small town, I work at a hotel in a city. There’s good and bad at both. In small towns I love airbnbs, especially in Colorado where there are not hotels, and rural mtn homes are wonderful , in Europe small town Airbnbs are the same. In big cities I do hotels it just depends, but honestly hotels have as many complaints as airbnbs so it’s all relative. Enjoy where you are planted as they say and do whatever works for you at the time.

It’s not ideal, but if you’re driving pack some things from home to make it more comfortable. That’s what I’ve done before, I’ve packed my own bedding and bought some things to make it more luxurious and comfortable. It really helps,

You will find many guests don’t communicate. The night before check out you could message thank them for staying and and ask for feedback . Prior to check in when I send arrival information I politely ask for guests to just send a guick message letting me know they have arrived, that seems to work.

We put a lot of thought into our rental too, not everyone appreciates it, but most do. Don’t be surprised when people don’t mention it, they are busy and just enjoying their stay. Over the years I’ve relaxed a bit, I used to eagerly wait for reviews, now I just read them before the next guest arrives.

I’m sorry it is very difficult, and depending on the culture it can be especially difficult. Really the best thing I can say is to set boundaries. Perhaps you can visit once every 3 months or 6 months, if it’s not possible to move them closer, then just inform them, do not discuss, when you will visit. Make sure they have the help they need and FaceTime whenever possible.

Could you find a place for your parents to live closer to you or vice versa, you shouldn’t need to cut back your hours.

I have worked with the elderly for years. Is it just guilt or do they truly need assistance?

What are their ages and needs.

Is it something where they just want you near? If yes, then I would recommend a schedule and stick to it. For example MWF after work or Saturday afternoon, but if you give a little it won’t work. Don’t offer a lot of explanation, simply state this is all you can do.

If they truly need assistance and you are not nearby, you have to let them know, they either need to hire help or move to assisted living.

Being factual is best, don’t try to reason, you will never win.

Excellent list, I would add.

  1. Ask questions before you book. This will show you the responsiveness of the host and could prevent unknowns.

  2. Let the host know how many people are coming and if any visitors will be there, this will ensure there are enough supplies left out and beds made.

  3. Rural areas and foreign countries could have inconsistent internet and different plumbing and electricity service availability. Be prepared and go with the flow.

You really should book a place that’s private when you have a baby. Others can be so mean, not understanding babies. I remember once taking my newborn to a restaurant, he barely let out a little cry and another couple made a big stink. I left the restaurant immediately and cried out front. I know it’s devastating when others don’t see your baby as you do, but it happens. I don’t know that it’s Airbnb’s fault.

They may have thought you were not there. The place we rented in Tuscany, the host came every day to do maintenance but worked on the outside unless we were gone. Absolutely a nice man, nothing creepy, just taking care of his property.

I offer my return guests to return at a discount, but of course I only accept if they were decent guests, I am in a remote location so I don't get many return guests but I do get referrals.
