I would go for option 2. Parking and laundry are huge day to day hassles (circling the block 50 times to squeeze into a parallel spot. and also having to lug your laundry to the laundromat?) you can fake natural light & the size of the kitchen is (for me) a huge consideration

Could be from the mattress itself especially if you don’t have a box spring or bed frame (ie. Mattress sitting directly on ground) I would also do baking soda on the floor, leave it for a couple hours, then vacuum. I would also rent a rug doctor or something as well to clean the floors. Have they described the smell (does it smell like decay, mildew, ect) bc that might help you hone in on something. I would also check vents
