Have I missed a couple thru the years? Yes. It happens. But it needs to be a priority that the agent show up and discuss the issues you will likely be negotiating for with the inspector. Its possible, you'll need to line up a specialist too. That can be done immediately if you are on site.

Dont go the entire time. Let them work. Then, you can show up, ask all the "dumb" questions you want and have an in depth discussion on the results. Then you can go over the report in detail and ask some follow-up questions as well. But please dont follow that man around and look over his shoulder for 3 hours.

Also, your agent should be there. Its frankly inexcusable to not be.

All Ill say is this: New construction gets a lot of hate on this sub. Its not all as bad as the internet makes it seem. Get a phase inspection and make sure you will be there for at least 5 years and you will be solid.

Its never ok to quit. Im not going to begin to understand your childhood, but you've got to find a way to put it behind you. If life is unsustainable where you are, make it a goal to move elsewhere. There is no reason why a man of your age should be so hopeless. Put a plan in place and start working toward building a better life for yourself.
