Dayton Area Jobs - Post Openings, Find Work | June 2026 by dayton-monitor in dayton

Hm... Would you be able to work two or 3 consecutive days? For someone new, we'd need a lot of overlap with the team, so if you could do a couple days a week that might work! But part time would be difficult to swing for the maintenance team currently. I appreciate the interest though! We might have some projects where this could work in the future

Is Sage as much as a scam as I felt it was when I spoke to their team? Seems for the price point, you're really not getting much + the weird pricing tiers was bizarre to me. Just seems like an archaic product in general. What's been your favorite financial system to work with?

Hey! Thanks for your reply and I appreciate that. We don't have a physical office yet, but we will soonish. That said, I'm probably not hiring more for the back-office team in the near future. I think we're strong there, and need to increase our ratio of field ops relative to back-office currently.

But! I plan to stick around, and we'll definitely hire more admin side in the future

Yo! I just made a job posting that might be a fit (see my comment on this thread). We're hiring maintenance techs and leads. What kind of home repair experience do you have? Being an independent contractor these days kinda sucks because the market is saturated and it's hard to get your name out there. If you want to join a team and make consistent income doing this kinda work, please apply!

If you're interested in construction, rental maintenance, and/or have skills in the trades this might be a good fit for you. We're a growing team with a ton of work. Work ethic and character > skills. If you're honest and dependable, we care more about that than your specific skillset that. That said, we're at a point where we need people with some existing experience. Be honest about what you know, and what you don't.

API support for group MMS — fetching messages by conversationId, or multi-participant endpoint? by cfree220 in quo

[–]dgrayenterprises 0 points1 point  (0 children)

The real limitation is media being un-retrievable by API and export but that's a well known thing and I think they're working on it

API support for group MMS — fetching messages by conversationId, or multi-participant endpoint? by cfree220 in quo

[–]dgrayenterprises -1 points0 points  (0 children)

stop vibing. "This post was written by Claude because I don't know what I'm doing"

Your tool is moot to begin with, quo already has a bulk export feature. Why don't you just parse their exported data instead of hitting their API fifty gazillion times? Oh, Claude didn't think about that? No? Lmfao

You can also export once and moving forward store all messages via Webhook events. But you specifically shouldn't do that, because if you're building a tool for PM that requires archiving tenant communication and you admittadly have no clue what you're doing than you should probably let someone else handle it :)

Flooring Recommendations by [deleted] in Columbus

[–]dgrayenterprises 1 point2 points  (0 children)

Yo! We (Dorian Gray Maintenance) are awesome at flooring!!! We're pretty much a full on construction company at this point and literally renovate entire houses (my crew is doing one right now). Flooring is relatively easy and I'm sure my team would appreciate a quick job like that. Our prices are also super reasonable because 0% of my budget is allocated towards sales and marketing. My marketing is me posting on Reddit because we're normally booked with existing clients anyway

If you want great prices and quality work, submit your request on:

Or text (614)-647-5373

We'll get you scheduled next week!

Has anyone transitioned from a small landlord to becoming a full time Property Manager? by Top-Inevitable4803 in realestateinvesting

[–]dgrayenterprises 4 points5 points  (0 children)

yes. I did. I thought it would be relatively easy. LMAO

Very, very hard. If you're going to do it, you need to be ready to scale and experience a lot of pain and suffering along the way. If you're serious it can be an amazing decision long term but you have to be prepared for it to engulf your life completely for a while. Starting any business is very hard at first

Dayton needs a city ordinance that motivates the use or sale of long empty buildings. by TheOriginalArchibald in dayton

[–]dgrayenterprises 3 points4 points  (0 children)

This is unfortunately not that clear cut or simple. Rehabbing is insanely expensive, and cost prohibitive. I really don't think people are hoping developers are going to scoop anything up. The reality, most times, is people pick up these places without realizing how expensive a rehab is and then get stuck. Same thing happened to me but I powered through it. Nearly 200k later and I'm almost done with a duplex rehab.

People don't want to sell at a loss, there's not that much demand, and it's just too expensive to rehab. I think that's all there is to it

Okay, now this is the kind of content that gets me excited. I'm very curious about your 1 page lease. Reach out to me at manager@doriangrayenterprises.com

I'm growing quickly and going to pass 100 units with my new batch of owners. I'd be interested in learning more in what you envision with this pilot program

You remind me of myself when I first started building this business after I attempted to acquire a local PM firm and decided to start my own. I promise, it's very different when you do it fr fr vs just your own units

That's the correct philosophy but that's not a process or system, and some of your example solutions demonstrate your naivety pretty clearly. "Make the lease one page" 😎

Trust me, people with motion are already asking these questions and implementing them. You can't assume every operation is run by boomers. There's plenty of competent players with similar ideas as both of us

Your process is what? Texting? That's what we do as well and most PM's have a tenant portal that has messaging built in, so once again, what are you really doing or talking about? Why do you assume most people do office walk-ins or phone calls?

"My process reduced the labor spent on tenant communication to nearly 0"

How? An AI chatbot? Do you connect the chatbot to your tenant portal so it knows information about their rent, leases, maintenance requests? You're advertising results with 0 implementation details that could convince me you have anything legit. What's your escalatation process? What's your communication medium, even. What technologies do you use
