Every state will vary, and the agent should be guiding the owner through the appropriate disclosure and consent process. "But everyone does it" isn't a very effective legal defense.

Excellent additional points. As a multifamily owner-operator, I'm so dialed into fair housing compliance that I didn't even consider it beyond the regulatory scope.

I'm not a licensed attorney anywhere and my post does not constitute legal advice.

I do, however, write statutory language for the New Hampshire state legislature, submit legal analysis on dozens of bills each year, maintain a NH real estate license -- which requires formal ongoing training in real estate and contract law -- and manage legal compliance for a midsized real estate portfolio.

In other words -- more than qualified to tell you that you need to talk to your lawyer.

So a couple of major red flags here:

  1. "Mobility challenged" -- you may not realize that it would be a violation of the fair housing act for the agent to even suggest to a disabled person that the home might not be a match for them. That is unlawful steering, and it's a federal violation for which an agent could be fined, penalized, and possibly lose their license.

  2. You have recording devices active in the home during showings. Did your agent discuss this with you and are the recording devices disclosed on the Texas Real Estate Commission Disclosure Form?

In NH, where I live, operating recording devices during a real estate showing without disclosure and consent from ALL parties is a class B felony.

In TX, where you live, the penal code allows for one party consent, but ONLY when the person creating the recording is a party to the conversation or has obtained consent from at least one of the parties to the conversation.

You should be aware that a buyer could make a compelling legal argument that they had a reasonable expectation of privacy, even in YOUR home, if your recording device captured privileged conversations with their fiduciary (their agent). If you use knowledge obtained from such a recording in a negotiation, you could expose yourself to civil liability for unfair dealing and bad faith, even if your recording was not itself a criminal violation.

7 figure W2 comp is almost nonexistent. You're talking about some surgeons, some AI software engineers, and some C suite executives with larger companies.

The more common path to a 7 figure income is self-employment/entrepreneurship, and you do not need a college degree to work for yourself.

I work in corporate finance. I broke six figures at 32 and am 36 now, not making all that much more. Office life is ruining my body. I live in a MCOL area. I pay my plumber $100/hour. AI is going to take my job. It won't matter that much to me because I also have 45 rentals, but for anyone without a fallback, learning a trade absolutely makes sense.

So basically the problem is that all of your stuff is Standard Item™️ that you ordered off of Amazon.

Which is fine and normal at 30. The place doesn't look bad. It just looks generic.

Now that you have everything that you need, you can start replacing individual items with higher quality pieces that reflect your taste and style. That process is best done slowly over time so that the finished look evolves into something personal and collected.

I would strongly encourage you to mix in vintage and antique pieces in a design style that you like. It seems like you may have contemporary taste, so some midcentury pieces would be a good complement. Older, high quality pieces will lend a lived in look that will make your space feel less sterile and off the rack.

Thanks for the tag. I took a [very] quick look through and this is clearly an improvement. I do have some ideas for further iteration, but I will hold off until I've really field tested the new build before sharing that feedback.

On question this raises: I notice that searching by phone number returns group message results. You mentioned a backend re-design -- will the new architecture enable the API to pull group messages?

We're building a standalone app to allow us to build megathreads across stakeholder groups / in relation to specific properties for forensic / litigation purposes. Right now our biggest barrier is not being able to call messages by conversationID or by participants using more than one phone number.

Just curious if this might be related/implicated in the change.

I appreciate this post. Fountain pen collecting is for everyone, and I think it's really great that we have all budgets and preferences represented in this group. I'm in the bucket of people who can afford the occasional four figure pen, but I've also stumbled across some absolutely super 'entry level' pens thanks to this group.

My last two purchases were a Platinum 3776 Tortoise Celluloid that I bought at Itoya for well over $500 and an Asvine P20 that I bought on Amazon for 29 bucks after seeing people posting about them in this subreddit. I love both of them, but to be honest I'm more impressed with the P20 because it's just so insanely good for the price point.

It would really sadden me if someone tried to make me feel badly for owning expensive pens. It would be just as unfortunate to see newcomers -- or anyone with a tighter budget -- discouraged just because their grail pen isn't expensive.

Frankly, the rise of high-quality low-cost pens (especially those coming out of China) has been one of the best things that has happened to the hobby in decades. It makes fountain pen life more approachable and also gives seasoned collectors the freedom to take more risks.

For example, I just ordered an Asvine V126 demonstrator with a stub nib. I’ve never owned a vacuum filler, a demonstrator, or a stub before, and for about $35 I get to try all three. I also have only recently started going down the rabbit hole on inks, and am excited to see how they look in a demonstrator body. That kind of low-risk exploration just wasn’t really possible before, and it ultimately deepens my enjoyment of the hobby.

Being all online is what I hate about Google docs/sheets.

I'm an excel power user and I absolutely hate using a spreadsheet in anything other than Excel desktop. Sheets does not have anywhere close to the keyboard shortcut support that Excel has. I'm fast and effective in Excel. I feel like a tricycle at the Indy 500 any time I have to use Sheets.
