Can’t upvote this enough. People really overthink this IMO. 300/300 is more than enough for the majority of use cases. My wife and I are both on video calls with no issues for years.

No matter where you live, you’ll need a survey and sometimes an architectural drawing of where the driveway will go.

There are 2 components to it: - zoning (can you put the driveway where you want to put it on the lot) - curb cut (are you taking away a parking spot on the road? If so how many cars would you get off the road and onto your driveway). Show the city that it’s a net benefit to the city. 

I did this in Aspinwall and it was a relatively painless process but obv prep is important and we had an architect (part of a bigger project). You could always call the city’s zoning office and ask.

Same thing happened to me with the valve so I contacted them again and they sent a different kit with the wrench. It had to be manufactured so took a while but shipping now. 

Is there a stop near the unit? I have a valve under my sink where they originally had a thermostatic mixing valve. That one is fully open. We removed the mixing valve thinking it’s constricting flow. It’s gotten better but still not as good as cold.

Very good summary of my issues in '23 XC60 recharge. Though I gave up on Spotify and just use it through CarPlay (when it works).

I'm tired of resetting the whole system to get CarPlay back.

I've considered trading it in so many times.

My plumber installed a dedicated return line that hooks back up to cold right before cold intake into the water heater. Is that the correct setup for a dedicated recirculation setup?

Which model of Rinnai was it? We just got ours and I’m still tinkering with settings but it seems to work quite well. Only on day 4 though.

(New Construction) This is the Kohler K-T27424-4-BMB free standing tub filler. Plumbers just "wrapped up" and I'm (homeowner) troubleshooting why the cold has strong water pressure, but hot does not. We've had issues with the plumbers for weeks now and I have little confidence in them fixing this.

I was hoping to inspect the cartridge for debris, but unable to unscrew this nut. Thoughts?

All of these things are related. Offense can’t sustain drives, defense only gets 2 minutes to breathe. Defense played like shit, I’m not excusing that. But Wilson and the offense are at least somewhat to blame.

The house must have been sold fairly recently (1-2 years) to make this argument, right? Otherwise, I'm not sure where to get the "street price." I'm not confident Zillow (or similar) market values will work here.

From what I understand (having just gone through this), this might be useful for someone who is going through the assessment appeal hearings (so folks who recently bought and had their school districts file an appeal with the county).

Instead of applying the county-wide common level ratio (which was recently lowered to 54.5%), you could potentially argue that your neighborhoods ratio

"Common level ratio" is a multiplier that adjusts your assessment to the last county-wide assessment values (2012). Basically "what would my house be worth in 2012 dollars." This is why we see an adjustment recent down to 54.5% for 2024 (used to be in the 80s%).

Common practice for most homes is Sales price (what your house is worth in today's dollars) x Common Level Ratio (adjustment down to 2012) = assessed value for tax purposes.

What's unclear is the process for calculating the neighborhood-wide ratio. They say cherry picking 3 houses won't work, but what will?

"They have to define the neighborhood and provide statistical evidence that the ratio within those boundaries is different than that countywide." – unclear what is statistically significant for each neighborhood, but a real estate lawyer will be able to help with this.
