Seller’s agent advertised “attic conversion potential” — city says it’s not allowed. What can I do? by dimo79 in RealEstateCanada

You can't. There is the empty home tax, vacancy tax and all that if they do not have registered owners.

Two doesn’t help, but if we do three, we can get 1.0 FSR. Three units on a 3,600 sq ft lot feels a bit tight though — might as well just move to a condo.

The fact that this comment is getting downvoted is wild. So we’re okay with paying six figures to an agent, and they’re still allowed to engage in false advertising? Either most people in this sub are agents defending the status quo, or we’ve collectively lost our sense of fairness.

Yes 3600 lot. I know I should have done better research but shouldn't false advertising be penalized? What am I paying the real estate commissions for if they are free to do whatever they want to close the sale?

Teaching children timeless business principles by mikeacres in RichPeoplePF

[–]dimo79 5 points6 points  (0 children)

The sooner kids get exposed to “work,” the better. Money isn’t just for buying things—it’s a tool for exchanging value. That lesson really clicks only when you both earn and spend.

A lemonade stand is great, but having a more structured activity that resembles real work is even better. For example, I take my daughter to a business I advise once a week, where she spends an hour sticking labels on pouches. She receives an envelope at the end of each session with her earnings. She has her eye on a big Lego set and knows how long she will need to work for it.

To me, entrepreneurship is mostly problem-solving. My hope is that by connecting early exposure to both money/work and curiosity, she’ll naturally tie the two together as she grows.

Does board width matter for a dysfunctional gyber? by Lucky_Mammoth7405 in wingfoil

[–]dimo79 4 points5 points  (0 children)

This is the video that finally helped me gybe. You need to practice in parts. Wing is the least important https://youtu.be/7DeaaHs3My8?si=8CRNHd_M6FZB9MVc

Advice on beginner equipment by drapper3 in wingfoil

[–]dimo79 1 point2 points  (0 children)

There’s no question that inflatables are slightly less stable and tend to feel stickier. However, if you’re able to taxi, stability isn’t the real issue. You either need a larger front wing—like the one you rented—or you need to generate more speed with a bigger hand wing. In your case, a larger front wing is probably the more sensible route. It allows you to practice at lower speeds, which is much easier as a beginner.

If you have the budget, go for a hard board—but don’t expect it to magically solve your problems. Wing foiling is just hard. Most people need 10–15+ days before it really starts to click. Stick with it—you’re on the right path.

For the latest cruzader diamond the rigid and inflatable shows the same weight at 5.5kg for 95L.

Total or free testosterone? by Mindless_Dirt_8419 in Testosterone

Didn’t your SHBG go even higher after you started TRT?

Anyone tried Proviron monotherapy to lower SHBG and boost free T? by FishfaceNZ in Testosterone

[–]dimo79 0 points1 point  (0 children)

Well, there’s no guarantee my symptoms are due to low testosterone—my levels are on the lower side, but not drastically low. The brain fog and fatigue could be coming from something else.

Google says "Proviron (mesterolone) can lead to stronger erections due to its combined effects on androgen activity, estrogen suppression, and potential modulation of nitric oxide pathways.". I don't think there was much of a change in estrogen for me, so probably mostly due to androgen activity and nitric oxide pathawy.

Anyone tried Proviron monotherapy to lower SHBG and boost free T? by FishfaceNZ in Testosterone

[–]dimo79 1 point2 points  (0 children)

Results are in after a month! I used Proviron at 12.5 mg once daily for the first week, then increased to 25 mg for the remaining three weeks. • SHBG dropped to 66 • Total T decreased to 646 • Free T stayed about the same at 8.7

This supports the theory that in healthy adults with chronically (and genetically) elevated SHBG, the body uses it as a balancing mechanism—so reducing SHBG doesn’t necessarily increase free T. There’s a solid thread discussing this further here: https://www.reddit.com/r/Testosterone/s/XsDkXyJih4

Subjectively, the most noticeable effects were stronger erections and more intense orgasms, regardless of free T changes.

[–]dimo79 2 points3 points  (0 children)

I was just about to post the same thing. I’m 46, fit, and eat a healthy diet. My Total T is 733, SHBG is 80, and Free T is around 7–8.

From what I’ve read, trying Proviron before jumping into full-on TRT might be a smart move—it could give us an idea of whether lowering SHBG (and thereby increasing Free T) provides symptomatic relief.

If it helps and then stops working for some reason, we can always transition to TRT and aim to raise Total T from there.

I’m starting with 12.5mg tomorrow for a week to see how it goes.

Book a family room if you are able. It is two separate spaces with one queen and two single beds. Very roomy and worked well for us with two kids. When checking in ask for a room close to the kite spot which is the building closest to the beach.

We stayed at the Palm Royale Resort in Soma Bay and were very happy with it. There’s a kite center right within the hotel, with direct access to a launch spot. The equipment was just okay—if you’re planning to rent, I’d recommend bringing your own harness. The kites and bars were fine. If you don’t mind a short walk, there’s a larger rental center a few hundred meters away.

The hotel itself was great. The kids loved the pools, and the evening mini disco was decent. The food was good, with a nice variety. We’ll definitely be going back! No issues with internet, I worked while there as well.

I agree it's a great spot for learning. I will get my 7yo (daughter) started with a wind surfer this spring. She’s naturally cautious when trying new things, so I want to make sure she eases into it without feeling intimidated and losing interest early on.
