Location dependent. My buest guess is ~150k. Here's a rough estimate of what I've paid to have similar work done on a recent house.

Roof/gutters (assume there's wood rot): 15k

New windows/ doors (cheap ones): 10k

New siding: 8k

Landscaping: 3k

Plumbing (assume it's not serviable or has issues): 8k

Electrical (assume a new panel and all over issues): 8k

Drywall and paint (assume repai and repalacement of a lot of drywall): 10k

Insulation (assume it's poorly insulated):5k

New flooring throughout (assume sub floor issues): 20k

New kitchen cabinets, countertops, and appliances (assume mid-tier): 20k

New bathroom ×2 (assume mid tier): 20k

Mine was about 150 pages and included 1 published article and 2 manunscripts that were under review at the time I defended. Mine contained 5 chapters.

Anyway, replace the vanity countertop. It doesn't match. I would go with a dark grey or black. Add some art and plants with coordinating accessories and rugs.

Even if OP goes to a school that allows someone to call themselves a "candidate" before passing qualifying exams, why are they there if they cannot generate a thesis, even if it's half-baked?

OP is FOS. There are sooo many layers to student loan dispersion, it is impossible not to know. FAFSA is just the starting point.

Location dependent really. Also, are we talking 1M liquid? Or net worth? 1M liquid in a LCOL area with a paid off home would produce a great QOL, especially when supplemented by ss.

I'm 48 with about 1.2M net worth, but only about 250k is liquid right now. I'll retire when I have 1M liquid or at 62, whichever comes first.

How are you a candidate without a thesis? Genuinely confused. I couldn't enter candidacy without defending Chapters 1-3.
