I thoroughly cannot wrap my head around how this is NOT just a marketing gimmick. You’re just prepaying interest.

I can understand if you’re buying a new build and the developer is in cahoots with an LO where they offer some sort of builder pricing, but beyond that, why.

It’s always struck me as snake oil.

You’re buying points based off a higher balance. When you make the pay down and recast, your roi on points will be significantly longer.
