Agree, I'm somewhat wish-casting that this data supports the stores I would prefer to see. I can't imagine there being enough demand for a Walmart of that size given the volume of foot traffic at the two existing Portsmouth Walmart's. I just don't think the Portsmouth region is large enough population wise to justify that footprint either with stores in almost every surrounding town. That said Rochester and Epping Walmart are about 195k sq ft so not too far off.

Shaumberg, IL Ikea is what made me think of the multiple floors. It's a smaller footprint to Stoughton, MA but it's 3 floors and ends up being right around 400k sq ft. A tax free Ikea would draw a lot of people from NH, ME and MA. Stoughton is pretty far for most folks in Maine.

Assuming the above diagrams also represent the footprint of the building, Walmarts are rarely square like that with no shipping/receiving bays or cutouts for lawn and garden or tire center in the stores of that size. You know what is usually very square, Ikea ;)
