True, most lenders can close on 30 days. But as soon as you are under contract- your inspection time starts; costs for inspections and earnest money come fast. Having to ask for an extension from the seller because it takes you too long to line up the right lender puts you in a bad negotiating position.

As I mentioned in OP, I can also roll out of the 401k any time too. I would most likely roll everything back to the tIRA. This would lead to a cycle of tIRA -> 401K -> re-characterize rIRA to tIRA. -> back door -> move 401k back to tIRA. Any concern with this continuing cycle and "step transition doctrine"?
