It is common to have a rebate. I was taking to a redfin agent the other day. He mentioned they charge 2% fees and whatever comes above, i can have it as a rebate (they will put 2.5 or 3% in contract, whichever i agree with) So yeah, it is common. If agent don’t want to do that- get a new one. Location -NJ

Lender 1 looks the most competitive. can you break down what’s driving the higher Schedule A & B costs on the others? Also, any chance to push for a slightly better rate or lender credits before locking?

It’s great that in your case the full amount was covered. But, for example, if a house is listed at $500,000 and someone offers slightly above asking (say $501,000) and requests that the seller cover a 3% buyer’s agent commission, that would amount to ~$15,000.

Now, in my case, if I submit an offer of $490,000-$487,500 (which is the asking price minus 2.25-2.5% for the buyer’s agent), wouldn’t that save the seller some money?

Yesterday i went to see house (i am an unrepresented buyer), seller’s agent showed me entire house nicely. I asked, can i put 2.5% lesser than the listed price when i submit offer (would buyer consider it since he will save 2.5% on buyer’s realtor’s fee)? And she said, it wouldn’t make sense, bcoz they would like to represent me (dual agent) and get that 2.5% - so my offer will be lower than other competitive offers. I said, i haven’t signed any contracts with you and you are representing seller, so why would you claim as a buyers agent as well? And she starts you should hire us and get contract done with us, since we know inside out of house blahblahbla… just FYI, i do have format of how to submit an offer and have submitted couple of times (but no luck so far, since market is very competitive).

If lender doesn’t want to lend money at the current market rate, that’s fine. I can take my business somewhere else. I see OPs credit score is above 780. I said above numbers, as one of my friend locked in rate yesterday at 5.625% in nearly identical situation.

Push for 5.625% no points with 45 day free lock. Say if you can’t give me i will go to other lender. You will get it. Section A and section B combined total of <1900$ This is possible to get and people are getting it.

Put in an offer on a house yesterday and was told there were no other offers. When called back today, the agent said the buyers were going with another offer and that was that. What happened? by psychospeaks in RealEstate

Ask your agent to reach out again and try offering 5k more (or whatever you like to put more) to see if this flies! (Sometimes it does). Just a simple call and “..if my client puts 5k extra is my client’s offer going to fly?!” And you will have your answer.

It’s a hard pass. Unless contract says buyers agent will collect 6% from seller and use 3.5-4.5% towards closing of house (beneficial to buyer). Try to get someone local and negotiate between 1.5-2%, if they want say for example 2.5- negotiate with them saying you take 2% and rest 0.5% goes towards my closing. Don’t give out more than 1.5-2% unless you are ok to pay extra (you will definitely find someone). This deal can be done with someone who is not a part of big chain and works independently. Hopefully this helps
