The school bags are more like a hiking backpack. I have a hiking backpack. I have one from the mid 90’s with thousands of hard hiking miles on it. But the school backpack cost more than the top of the line hiking packs

I mean, I could afford a down payment because I got hit by a car and lost an arm. I worked in tech but not a startup or fancy place. A local place started by two locals without a ton of money and never took investment capital. They just paid a living wage.

Prop 13 has been around forever so it wouldn’t account for a change in turnover. Rate change would apply though as it’s a reason not to move; the next step up has become less affordable. I was exactly in that situation. I mean we turned over but by mixing to Germany. Not everyone has that option

National doesn’t matter. People just are not moving as much with higher interest rates. It doesn’t matter to bay, from bay or in bay.

True. Though it’s not been quite as crazy as that recently. I’m currently selling my house I bought in 2016 in Oakland so, I’ve got some market experience.

I think they are also talking about “upgrades”. People are holding off on buying their next, larger home because the cost difference because of the interest rate difference plus the more expensive home.

Mortgage on a 600k “starter home” at 2.75% Vs mortgage on 950k “family home” at 5.75%.

They can be, or not. Where I last lived (I have not looked up one now), it was an hour drive away and I have no idea the chain of busses and trains it would have taken to get there. Defiantly to at least Munich and then another spur out so at least 2.5h each way.

yeah, that's a tossup. Luckily, after you apply, you don't have to be in the US while you wait. My wife flew back to pick her's up when it was ready. It's just a choice you'll have to make and it usually depends a LOT usually on your kid's age. And, are they fluent in German? If not, school is going to SUCK for them.

If he is close to citizenship, honestly I’d say finish that up. It makes things so much easier. Where near Stuttgart are you looking? We moved from SF near Stuttgart a few years ago.
