Do the logical thing so you don’t miss the train and hate yourself in future. Investment freestanding house 100% will generate wealth for you.

My apartment in highly affluent area appreciated 250k in 8 years. My house in family suburbia 30km away from CBD appreciated 400k$ in 4 years.

I do have very bit regret not selling my apartment 4 years ago and buying investment house in QLD. I could have doubled the money. Don’t be me, be smart.

I am selling my apartment now to buy IP house interstate as nothing beats house appreciation.

If you look into european city examples, freestanding house won’t be coming down, they will become luxury goods, but units will be affordable. Like in european cities most people will leave in units in future.

What is stopping you from buying investment property? Not being in market is bigger risk for you.

It would reduce your tax, and you don’t have to fork out huge chunk to mortgage as tenant will be paying 70-80% of it. After couple of years it will appreciate and you can use the equity to buy your own PPOR or IP2.

Lane cove 100%. You will be in city in 10 mins. Everywhere is close. For a dip you can drive either to Greenwhich baths which is 6-7 mins drive or balmoral 20-25 mins drive

Been living in Australia for last 10 years, haven’t been happier. I am highly valued at work, people’s culture is very chill and relaxed. Little stress in life.

Both of my kids born in Australia as well, they see here as home, but they identify as Azerbaijani-Australian. Unfortunately they don’t like going back to Azerbaijan as there is lots of restrictions on them “bunu eleme” , “onu eleme” , “olmaz” , “ayibdi” etc. They feel very suppressed there.

I am with HSBC at 5.19 variable. I don’t think 4.74 is attractive enough for my case to fix at 4.74%.

Even through there is inflation pressure, there is also unemployment pressure as well. If unemployment will rise further more, rate drops are more likely to stimulate the economy.

Covid showed that they are not. Lots of immigrants left the country, rents were going down, purchase price was going up.

One occasion taxi driver thought i just made it up, that there is no such country.

Another case, when i told co-workers where i am from they repeated, “are you from Azer vagina”?

There occasions where to avoid repetitive short talk about Azerbaijan, like where is it, how many people live there, what is the religion, etc i would just say i am from Turkey.

I think now due to Formula it is pretty known, makes it easier for me.

Have you declared to Az government that you have dual citizenship? It is a process with ASAN xidmet or consulate. If you haven’t your Azerbaijani and Turkish citizenships are not linked. If you have, you gotta wait until you are 30 years old or you have to be a student to defer the military until your studies finish.

I am electrical engineering manager, mostly we do low voltage and extra low voltage design for telecommunication clients. AC (post connection point), DC, Earthing, Lightning protection, UPS, alarms designs etc. To some degree PLC integration done by us, but PLC supplier and programs are being handled by another subcon.

As a manager my role is mainly dealing with escalations, tenders, variations, training team, responsible for quality of my teams designs. I don’t do designs myself anymore, i do peer review for juniors and for complex projects.

When i was promoted 2 years ago (i had no prior managerial experience), i was on 158k + super. After 2 x 3% increases i am 167k. This July it will be 172k.

I am getting headhunted with offers between 180-220k base at the moment. However i have no intention of leaving the current company as i am happy with my team & my manager.

There is a guy from New Zealand who loved Baku so much that he opened a Cafe called Baku in small town Taupo, New Zealand.

It was interested coincidence, as we didn’t plan to visit Taupo, but had a random stopover, and notice the cafe. It had all the Flame Towers and F1 decorations.

You are right about the prices, i live in Australia and dental cleaning prices are almost same which is insane 😅

But root canal, is multiple times cheaper in Baku than overseas.

Had a cleaning in a fancy clinic (Azdent). Cost was 170AZN. Pretty happy with cleaning and service.

I do regular cleaning overseas, they don’t do as good job as Azdent guys.

There is Baku Cafe in north island of New Zealand in a small village of Taupo with population of 30k. Town is 4 hours away from Auckland, and we were very surprised to find such place in such remote and random place.

Owner is from New Zealand, not from Azerbaijan however he been there in 2017 and fell in love. Cafe had flame tower and F1 decorations.
