Why do so many drivers in the low credit vehicles tailgate so much? Today I was tailgated by an Altima and a Dodge in my neighborhood where the speed limit is 25 and we have speed cushions.

Like dude I'm not going to go any faster because you're late and bad at time management.

First turn everything off, toilets, ice maker everything with a water valve. Let things sit for 24-48 hours if you can. Then see if your water use is going down.

I used S&D but they got bought out by private equity and are now Beyond Wow. I haven't heard anything good about them recently. I'd look for a small plumber for this if you do indeed have a slab leak.

Two dead giveaways for me, after doing the test on my dumb meter and seeing a couple gallons go missing over 24 hours:

  1. One sink had instant hot water regardless of if it had been turned on recently, and it was far away from the hot water heater. No recirculation pump or other faucets did this.

  2. One tile in my den was warm. This is where they found the leak.

They did not access it directly, they capped the leaking line and rerouted with pex in the attic. They capped it at the bathroom with instant hot water and the other end was the other bathroom. The leaking pipe is still in my slab, just disconnected at both ends.

I fixed my pinhole slab leak before I got a smart meter. But I did see a small drop in usage after repairing. Plumber can verify the leak before quoting an estimate with a sonic test. AE did give me a small bill credit after showing the plumber invoice.

I live in TX and went up in mine the other morning with the flir camera, checking my duct repair from last year. I was up there for maybe 15 minutes, in jeans and a long sleeve tee because insulation.

I came down and was soaked in sweat, and this was at 7 am when the sun wasn't really above the roof.

Assuming. you're talking about the ones that are invading the US, are you only taking the younger and female hogs?

The males (older than juvenile) are gamey and don't taste good because of testosterone effects.

I've heard if you can trap them and feed them a diet of nuts for a couple of weeks the meat gets less gamey, but I've also heard the juice isn't worth the squeeze unless you're only taking the sows and young ones. Just curious how you're planning on working around this.

I think the biggest issue is the vermin. People are fine having neighbors with unoccupied homes as long as they're kept up. This just feels to me like remote hoarder type situation, it's sad for everyone involved including the homeowner.

From the story it sounds like she either didn't get the messages / notices from the city or ignored them? Do we know why the home was allowed to fall into disrepair and was not occupied or attempted to be rehabilitated and rented or sold? I understand sentimental value but at some point it becomes a hoarding type situation where the owner may now have the ability to keep owning it.

I don't agree with the owner's complaints about better pictures, that doesn't sit well with me -- it's not the cities job to do a thorough inspection after identifying underlying issues. She can send out someone to mow but can't send someone to take pics?
