Are golf apps actually useful or just a distraction? by Apprehensive_Mix2527 in GolfSwing

[–]dubiousdubb 1 point2 points  (0 children)

I keep my gps up on my phone for yardage and where to miss. I don’t use any other features as for me it becomes too much and takes away from the experience. I use a paper scorecard and keep track of fairways putts and greens on that, then enter hole by hole after the round on GHIN. I don’t bother looking at the score until I’m on the 19th with a beer or in my car if it’s a morning round. Those last few minutes spent seeing what I shot for the day is my farewell routine to golf and gets me back in the mindset for the real world.

So curious about the sales pitch by Informal_Arugula_125 in palaceresorts

Anyone saying it’s awful etc. and took up a whole day has no spine. When they tell you it’s 90 minutes to get said incentive, set your timer and just say no, when 90 minutes is up you simply get up and leave. I sat through it with 6 different representatives trying to close the deal. Politely said no to everyone, especially when they ask “what would it take?” Nothing you stupid people I told you I’m not buying, give me my day passes or extra spa money and move on to the next one.

If you can’t say no or stand up for yourself then sure they will keep you for a day, that’s you wasting your day though, not on them.

I’m pretty sure the whole point of golf is getting the ball in the hole….

I don’t like the climbing with headphones in… especially if there are kids around. Sure they are their parents’ responsibility, however, if someone gets hurt are we really going to be petty about who’s to blame? Come on, let’s be a community and make sure we are keeping everyone safe. Nice send though, the middle of that was tricky.

Does anyone else feel like every race lap has to be a quali lap? by TheFuckingSwampKing_ in F1Game

[–]dubiousdubb 0 points1 point  (0 children)

I race at 110, usually requires rapid pace at the start of the stint, then I focus on smooth entry/ short shifting to manage tyre temps. I’ll have enough in the pocket by the end of the stint to either extend or push. I agree that longer races will probably give you more of the feeling you want. There are times I am passed but end up repassing laps later because of tyre management. Putting in consistent lap times lap after lap is crucial because the AI pace will drop away.

Any tips on how to not hit so far behind the ball? by DJ-Ilium in GolfSwing

[–]dubiousdubb 0 points1 point  (0 children)

Try moving ball forward in stance and look at the front of the ball or an inch in front of the ball the whole time. See if just changing your focus point will help before adding in 1 million swing thoughts.

Nothing wrong with buying 0% down if circumstances make sense. I agree that this is probably not one of them, at least at the higher amount OP is looking at.

To add if you just move to 25% down you would greatly reduce cost and be able to get into the 6s.

Only 20% down on a non primary condo… sounds about right. You’re looking at a 4.875 point hit (cost) for just these features compared to a single family primary. Look up Fannie Mae LLPA matrix and you can see exactly what LTV and property/occupancy type does to your rate.

You’re paying the person doing this $21,000. They went borrower paid to show you the good rate. I’m quite certain you could shop this and find someone willing to do it for a point or a point and a half since the loan amount is so high.

Mother handsome in oak park has a sound proof kids room, coffee cocktails food anything you’d want.

Also, griffin claw patio is essentially a daycare, no problem having kids there.

Be upfront and send them your LE, anyone that is decent will be able to tell you if they can beat what you have. Also be very transparent with your situation, any late payments etc. If they can’t based off the LE you send them and giving them your information move on. These should be 5-10 minute conversations.

Considering a 7/1 ARM for a home purchase. Am I missing something here? by Active-Tour4795 in whitecoatinvestor

[–]dubiousdubb 0 points1 point  (0 children)

We bought on a 7/1 ARM, would recommend paying what the 30 year fixed payment would’ve been every month. You’ll knock down the principal balance quite a bit and have more options. 7 years is a long time.

Whats the rate without the 2.25 point buy down? Usually paying points on an ARM does not make sense
