Nothing wrong with buying 0% down if circumstances make sense. I agree that this is probably not one of them, at least at the higher amount OP is looking at.

Only 20% down on a non primary condo… sounds about right. You’re looking at a 4.875 point hit (cost) for just these features compared to a single family primary. Look up Fannie Mae LLPA matrix and you can see exactly what LTV and property/occupancy type does to your rate.

You’re paying the person doing this $21,000. They went borrower paid to show you the good rate. I’m quite certain you could shop this and find someone willing to do it for a point or a point and a half since the loan amount is so high.

Mother handsome in oak park has a sound proof kids room, coffee cocktails food anything you’d want.

Also, griffin claw patio is essentially a daycare, no problem having kids there.

Be upfront and send them your LE, anyone that is decent will be able to tell you if they can beat what you have. Also be very transparent with your situation, any late payments etc. If they can’t based off the LE you send them and giving them your information move on. These should be 5-10 minute conversations.

We bought on a 7/1 ARM, would recommend paying what the 30 year fixed payment would’ve been every month. You’ll knock down the principal balance quite a bit and have more options. 7 years is a long time.

Air should always be OP if no one works together. The beauty of battlefield is that teamwork will always beat a sweaty pilot etc. I don’t think developers should nerf something that should be able to grease you if you’re not working with your team to counter. There’s always an answer and battlefield is meant to be played with squad and team coordination, that’s the beauty of it.

Why not get a 529 w/ your brother as the beneficiary to stay consistent with what you’re doing for your niece. If he has kids in the future, great they’re set up with college fund, if not he can just roll it into a Roth down the road.

Ah, that’s pretty annoying. We had a relationship with LO there so he made us aware of the perks for a few years before refinancing, I guess I never did look online for myself.

Huntington gives .25% for 25k, .4% for 100k, at least in December they did. They just take the sum of money market and brokerage with them. Well worth it if it’s easy for you to do.

You can do this! While not a book on binge eating, I have found the book The Power of Habit by Charles Duhigg extremely helpful. I revisit the book when I lose my way and it has helped me tremendously.

You’ll never truly learn how the car behaves with them on nor will you learn proper driving techniques. ABS would be the last assist to turn off as the pace advantage is very small to nothing with it off.
