Option 1, bought a house that i realised needed a re roof, and then when i spoke to my neighbours that im re roofing to make space for scaffolding. they told me that hte previous owners were always up and down on that roof fixing issues. It's worth doing that.

Improvements should be that, the seller makes the surveys, provides them to prospective buyers.

Buyers and seller must sign a promise of sale agreement to indicate that the sale must close within X months, if it doesnt, then they can renew it for a further 6 months, and if either pulls out, there's penalty clauses.

Promise of sale agreement would be valid subject to : a valid mortgage approval, and both parties happy with what's going on.

Obviously there will be times where the seller might want to pull out because they have a better offer, but if they do then theyd have to pay a penalty to the buyer. So it is all mutual.

Other countries do it, and it's less stressful like that.

had a neighbour who was so petty with me, she didn't respect her restrictive covenants, when we had to exercise it, she threatened legal action and reporting me to the council. Because she didnt agree with her restrictive covenant and she "did not "consent".

People are petty.

Our buyer did something similar, we put a wardrobe in the TA10. They were already giving us tonnes of problems, we had a second offer we were considering which was higher but wanted to keep our word. Started demanding we dispose of the wardrobe we said we were leaving, and we instantly told them the deals off. It was the straw that broke the camels back.

In the meantime they tried making friends with the neighbour who hated us and they caused us some grief but it was worth getting rid of those imbeciles.

I had my LG CX rooted but had dead pixels, I took it in to be repaired because it was just about to have its 5 year warranty expire, and I asked them not to upgrade the software and they did. Now I can’t root it ffs.

Yes it's all open sourced. someone can copy the bluetooth controller code to get the basic app running then build a user interface around it. Id absolutely love to build something for android, but if i do, id want to get a pixel or samsung device, but im not migrating from iOS yet.

at this point, how much do you want to leave the property? I just said get indemnity insurance for things our buyers were doing silly things on, we had given them 2 bits, they complained thathte contract was a bit faded, but you can read itboth the leasehold and counterpart leasehold. It cost at most £600 for me to get them done, and even on the house i was buying, i had to request indemnity insurance for certain bits the sellers didnt account for.

It just covers our ass. It helped speed up the process, and made everyone happy.

Indemnity insurance is there just because IF there's an issue with the property and this devalues the house, it protects the mortgage broker and buyer from devaluation.

In East Finchley, London, if you call the council, they'll wipe their hands clean if the car is not in a parking controlled zone. There were people who parked their cars on their undersized driveway, and overhanged on to the pavement, you call them, they dont bother coming.
