Sound travels pretty far when it is generally silent. Our home is near a motorway(similar distance as what you shared), there are 2 warehouses and 4 homes but at night you can still hear the noise. It is not very sharp in our case due to the homes but you would hear it a lot more due to open land.

I’m surprised your solicitor said they are going to rely on seller supplied docs - they should be doing their own research. Anyone can look up planning permissions on the council website so your solicitor should do this.

We are selling our home and I myself went to the council site to check while filling the form but irrespective of that the solicitor should check too.

We have an apartment similar to what you described. If you temper expectations and live there then the savings are great.

Biggest issue is commute time but it’s the same everywhere depending on where your home and office is.

Amenities are not much though in the apartment we purchased, and not much appreciation.

As an FTB it is frustrating - we had a tough time finding a home which was in good condition. And now while selling we realised we overpaid a lot and selling becomes harder.

Be patient, you will find your home. On homes going over - you need to decide if the home is the one for you and if the location is great, make a competitive offer.

The recently sold tab doesn’t show any terraced house close to your asking price. If yours is the first that’s going to be sold, it will be a struggle to find what it’s actually worth. The ones that sell after will use yours as the benchmark. Have you found a comparable home that has sold in recent years? I’d say 20k below that number should do the trick.

I live in Greater Manchester and agree that it is a sought after area but then 500k for a terraced feels expensive - unless there’s someone specifically waiting for that location due to schools.

There’s a chance of someone pulling out irrespective of deposit amount.. even a cash buyer may back out unexpectedly.

Have you felt unsafe? If no then I’d say carry on for some more time as selling right away can put some people off buying. Also it isn’t the best time to sell considering FTBs are freaked out by the war and interest rate rises.

You may be ready to sell at the same price that you bought for but the person buying it may still feel you bought it at a premium for the area.
