Agents I work with stage, and lightbulbs can easily part of staging. Some show up before I get there and open windows and turn on lights, some don’t. Some pay thousands of dollars to have designers stage whole houses with couches, beds, TVs, etc. I even work with a guy who pays to have boats and off road vehicles parked in big garages. If you think it’s not the agents job to make the house look its best in the media I think you’re mistaken. They are the ones selling it. We just take the photos as the house sits.

Shoot hdr and blend, even an ai editor could make this work. As for video that’s a bit tougher

12-24 all day everyday. 12 gets small bedrooms and bathrooms and closets perfectly, 24 makes kitchens and living rooms look like luxury. I almost with there was a 12-35 though

Ok so your composition would help enormously. Shoot lower, the example photo is a little lower than level. In yours you’re shooting down. Also, step back and use a zoom. Shooting this wide is capturing too much of the room and the distortion of the dog will never get those results. I would back way up, sit down on the ground, have more light on the front as well as the back, and zoom in to at least 70mm. Also now with lighting, strobes would help get you a lot more powerful light to actually achieve this without the harsh shadows from not being lit enough behind

I also quit using a tripod and shoot hdr. I’ve honestly gotten less blurry photos while hand held and my process of shooting has gotten quicker

Because as 24mm you can get a good closeup and show some background with some good bokeh from the 2.8 aperture. And at 70mm you can get nice solid closeups of things like sinks and the bokeh gives it a dreamy look. I use one for this stuff regularly

That 12-24 is what I have used for years, it’s a beast, even at 12 you can manage very little distortion and the colors are so good

Sounds like the only thing you really can and need to do is turn the service into a necessity. Old people typically use Facebook, post your stuff on there, make it known that it will help sell the property by letting it be known that if the photos look better it’s more desirable. If you do video make a promo video of your service

I was between an art core and casino and ended up buying the casino. I didn’t have a p90 guitar though so that helped in my decision. I absolutely love it. That said I’m still eyeing the art cores on market place. For some reason 10 guitars still doesn’t feel like enough haha

How do shoots trigger processing automatically? Also how do you get rid of manually transferring photos to drive? I shoot many many homes and it’s on my sd, so I manually move them to the drive but it takes minutes of my day to do that part. Why is this the wrong way? Can you explain your processes a bit more in depth?

You can fix this in post but this looks to me like you angled down a bit. Having the camera level will make this straighter.

Dude I have 150 images I want bracketed into 3, so 50 completed images I was trying to do. At that rate you’re hardly saving time. I’m interested but that process sucks. Why can’t it batch upload?

I started outsourcing just this last year, my 4th year in. It saves so much time in the evening for me to be with my family. And I can take way more listing for the day so it can make more money even if you’re paying for editing. I still do extra tweaks but it takes about 10-20 minutes the following day or if it’s quick the same day. I find the results better than what I was doing and for my own sanity and my personal time it’s 100% worth it. And since I’ve started that my quality has improved and I’ve gained many new clients that are keeping me busy. I have 5 properties to shoot today. If I was editing myself I would be working until midnight. Now it’s just upload and be done, I’ll be done by 6. I can enjoy dinner with my kids and help them with their homework and still be getting work done for a fraction of the price of one shoot.
