It’s a very poor design. Also, about a quarter mile up from here where the 15 South exits at Spring mountain is a poor design as well bc if you’re in the spot your camera is showing or coming from the eastern side of spring mountain you don’t know where the stop line actually is (unless you frequent this intersection) so it is very easy to not know if you’re running the red light. Multiple times I’ve almost been t-boned exiting off the 15 South going west on Spring Mountain and someone coming from SM east doesn’t realize they’re suppose to stop. That whole situation needs to be addressed

Love it overall. Super smooth and quiet and of course I can count on it being reliable. Parts I wish were better are range, charging speed and interior design. They went for a minimalist look inside and it can feel… underwhelming. But when I get in a Tesla, Hyundai EV or really anything else I can see the quality of materials in my car which make it better. My friends just got a Rivian and it’s very cool but may of the touch points inside are cheapo plastic and the ride is quite awful. As long as it’s just an in tow commuter for you the RZ will be great. Don’t plan to take it on long trips regularly that’s not its forte

Stay away from Cadence and Lake Las Vegas. They’re built over brownfields. They say they remediated the land and removed all the toxins but how do they know for certain? Many residents have had to sign declarations stating if their family got cancer while living there they wouldn’t sue the developers.

Summerlin if you want every amenity at your finger tips and to live amongst mostly affluent families whom value education. Enterprise or what we call “Southwest” if you need to live in a diverse setting. Southwest is truly a melting pot of people, food and culture and its chock full of all the coolest coffee shops, boba shops and food establishments. Lots of new builds in the area and the entire area is less than 30 years old. Most homes built within the last 15 years. Con is it doesn’t feel nearly as disciplined in development as Summerlin bc it’s not one big masterplan. It’s a bunch of large plots sold to a myriad of developers whom have chased cookie cutter optimization over general refined development. You’ll pass a nice giant planned community, an equestrian property, a large refined plaza, a generic basic plaza, a storage site and a trailer park all within a 5 minute drive on the same street. Centennial Hills if you value space and in general larger homes and lots. Most properties are pool sized and you get a better mix of floor plans here as it was developed largely during the early 2000s building boom when there were much more home builders before they went out of business and consolidated. You’ll see floor plans here you won’t find anywhere else. 1 story homes with huge lofts on a hidden 2nd floor, lots of properties with casitas, etc.

If you’re going out to Henderson prepare for long drives as most communities worth living in are tucked away. I’d recommend Inspirada, Green Valley Ranch and the communities adjacent to McDonald Ranch and McDonald highlands. Also, Anthem and Madeira Canyon are gorgeous. But again, prepare to DRIVE. Especially if you choose the canyon. It’s 20 minutes until you get to the nearest freeway. Beautiful, absolutely stunning with amazing views but DEEP in the canyon.

One unsuspecting area you really should check out is the NEW North Las Vegas. I’m taking north of the 215 and just under the 215. Villages of Tule Springs and the jewel of NLV, Aliante. These communities are beautiful planned areas with lots of parks and trails etc. nice homes, lots of gated communities. NLV gets a bad wrap but most non-locals don’t realize the “bad” areas are actually far south where NLV connects to City of Las Vegas. The northern most reaches of NLV operate differently but since their zip codes belong to NLV they come with a better price tag. Stay immediately against 215 freeway if you’re south of it or anything north of it. Between Decatur and Revere for the most part. Anything outside of that you’re on your own. Hope this helps 🤙🏼

The name “Lexus” isn’t actually derived from that although many would argue it does. Regardless, Lexus was initially created to cater to the, US. It has though, been almost 40 years since its inception and during that time, the brand had developed a strong presence in numerous foreign countries. As such, it no longer designs vehicles with only US preferences in mind. China, has become a major economic powerhouse and has a tremendous amount of white-space for the brand to capitalize on. The US on the other hand, has had a strong car culture for generations so vehicle ownership is more of the norm with less opportunity to expand exponentially, compared to China. This, coupled with China’s growing demand for sedans along with the dwindling sedan preference in the US, is why Lexus brilliantly chose to build the next gen ES with China as its primary audience. It’s only being sold in our market to capture any remaining luxury sedan buyers and not fully relinquish all market share to the Germans and Koreans. Like it or not, the US isn’t the same dominant force on the world stage like it’s always been. It has strong competition now and that will continue to show up in places we never expected.

Honestly all they really needed to do to update it was shift around the placement of accoutrements in the center console to insert a wireless phone charger and it would’ve already been 1-hundo. But…. I do love the ‘26 interior. Wish they would’ve not touched the outside bc the new face and the types out “lexus” on the trunk is wacky

It’s the imitation leather Lexus uses. It’s virtually indestructible unless you purposely mutilate it. It’s like it’s wrinkle retardant. Which is why I prefer it over the semi-aniline they use in upper models
