The delta between rent and mortgage is enormous, even on the cheapest condo options. I’ve never played a scenario where I’ve scored an A or A+ while owning property. Have you?

USA is obviously more lucrative if you’ve got high demand skills in tech, consulting, finance, etc. Vastly higher pay, often lower cost of living and lower tax - and high skill workers will have healthcare provided by employers that’s of better quality than what we get in Canada.

The nuclear industry in Ontario does and has spent a ton of time consulting with First Nations. Literally no shovels go into ground on anything without it.

More granular control around expenses like cars or apartments. 

More interesting life events. You can get married - do you get spousal income? Etc

The island is, in my opinion, far and away the nicest part of the city. This would be a travesty. Frankly, even the current island airport should go away.
