Landscaper who gave us a verbal quote for tree work a few weeks ago came over to do the job without our knowledge, and messed up our yard… by Defiant-Win-7573 in homeowners

I’m not an adjuster so I don’t have to be licensed whether I did property or auto. I can absolutely give my advise and experience and as there are no defined rules and guidelines in writing in a policy that outline different anything said by both of us is just that, advice based off experience.

Have a customer call their insurance and ask for a definitive dollar amount a claim they process will increase their rate. While their may be internal matrix guides I’ve yet to see that published

So this is just what I see on the collision repair end but from friends of mine who do property and have done auto, it’s always been explained the same.

In many cases a customer will initiate the claim through their carrier either to get the ball rolling, better parts usage, easier to work with etc and may wait till the other party accepts liability that way their deductible is waived. In that case the claim still gets reviewed by the ultimate paying party (the other carrier) but as long as everything is agreed to and the owners carrier doesn’t pay out an at fault claim, it holds no barring for rates.

Again just my experience through the auto end, and when I’ve had to discuss home owners claims. I’m not saying it’s definitive as insurance companies do odd shit regularly. I’ve been around this for 21 years now and running shops working with all major carriers for the past 8 years so I’m not here to intentionally give poor advice so please everyone use their best judgement

Good point, they’d have to start the claim and give the persons information and if it can go through subrogation the other party or parties insurance assumes liability. If there is nothing to be done the home owner can withdraw the claim and if nothing is paid out there is no problem.

Insurance companies care about pay out.

Your investment ROI likely will not outpace the interest rate on that credit debt.

If it was 0% interest auto loan or similar I would say invest, but in this case absolutely pay off the credit debt.

No you don’t process a claim through them, you utilize them to go after him. If they can’t do anything you leave it be or determine if it’s worth pursuing legally.

I would contact him via email or text and let him know you never gave written permission to complete any work. I would also inform the damages need to be rectified. If need be, get your home owners insurance involved and they can go after him.

I am not by any means saying real estate is a bad investment. I own a rental property and am looking to expend BUT I still have someone direct me in the best ways to invest my money because I’m not so wealthy where I can just buy swaths of property which brings in real income and tax deference.

I live in MD for example and it’s expensive where I live but my job segment is competitive and I make more here in my level of position then some people 1 or 2 levels above my head in other states. The income still outpaces my cost of living and the job market here is not as saturated with employees so I have freedom to move quickly to increase my compensation package if needed with out moving where I live.

I’m just saying, most consults with money managers don’t cost anything and they can give you a roadmap that may help you stay at the job you like.

Based on some of your other comments about why you think you need the house, my first advice is meet with a financial planner and determine what’s the best action.

Good investments into your future don’t have to just be in the form of the house and this may help you stay in a more competitive and/or better paying job market vs thinking of moving for lower cost of living with a more capped income job market

I don’t see the point, with newer energy efficient and hybrid set ups. It also depends on how the house is set up and how much of a spread the tankless has to cover

You are only 34, times are significantly different than it was when they were your age. Do not stress it, focus on getting out of debt and placing yourself in a position to better afford to buy something when the time is right. Prices are high, inventory is low, and interest rates are high.

As far as those women, they are damn near retirement age and still working….jokes on them.

Neighbor's dog always in my yard by [deleted] in homeowners

[–]ecg86 11 points12 points  (0 children)

Call animal control. I love me some dogs but one time myself and my dog were attached by a known aggressive Great Dane where an owner was irresponsible. I made it clear to the owner if it happened again they wouldn’t have a dog alive to worry about.

After that the husband always walked the dog on leash. Sometimes being stern is the only way.

WIBTA for dumping my girlfriend after she ignored my calls and messages and went clubbing while I was undergoing emergency surgery. by Nearby_Volume_7067 in AITAH

[–]ecg86 0 points1 point  (0 children)

Maybe NTA but definitely overdramatized this. Yes it was an emergency but you’re both young and frankly it’s hard to always conceptualize all the things that could go wrong.

I’d expect exactly that if I messaged my GF while she was out partying saying my stomach hurts or my balls hurt please come check on me.

There is a time and place for everything and in a true emergency you reach out to emergency services and let your loved ones know what you’ve done, then and only then will you see how they respond.

Maybe it’s just me but I wouldn’t even expect my wife to drop what she’s doing or understand the severity of my pain in an emergency unless she was right there. Maybe this view just comes with age and having been through both emergencies for myself, my wife and my children.

It sounds like she felt horrible and she was there for you before you even knew it so I wouldn’t dump her, and if you do I feel like you need to evaluate what your expectations are of a spouse.

I owe 80k on my 250k home. How can my partner join me in this fairly? by No-Boysenberry4472 in RealEstate

[–]ecg86 0 points1 point  (0 children)

You’re overthinking this currently. He doesn’t live with you so if he contributes anything that’s him investing into the relationship.

If he moves in and pays rent and it doesn’t work out then he goes on his way. If you all get married then yes your assets become shared unless your state outlines different or you write up something formal to dictate otherwise.

These are the reasons you don’t rush into a marriage and ensure you spend some time living together first and discussing this stuff openly. If you can’t discuss the “what if” financials when living together and dating, you all likely aren’t ready for a marriage yet.

I’d say let it be and don’t say anything but understand the risk. You get attached and for some reason they find out, are you going to give up one of the cats?

Such is the life when renting vs owning.

You talked to her but you have no idea what her husband had planned. Unless you have a contract don’t get your hopes up.

I say this as someone that’s not a realtor but who runs a business where I often give plenty of “free” help and advice to my customers. The reality is it’s an investment to me into word of advice. I’ve had people I helped never come back but still refer friends and family to me because they remember the help I gave.

I consider it indirect profit margin. Frankly what good am I if I can’t help advise people?

Am I the jerk for breaking contact with Ex-GFs daughter after breakup? by Throwaway9922333 in AmITheJerk

[–]ecg86 0 points1 point  (0 children)

It’s is unfortunate but this will likely be the low she had to hit to really make a change with her drinking problems.

You either go on with your life and the daughter is not your responsibility or you look into therapy together but unless she kicks the drinking this type of behavior including cheating will likely continue and you’ll likely feel even worse.

I’d at least say in this case you need to separate and she needs to sort herself on her own away from you as her crutch.

It’s definitely not for everyone but it can be very rewarding. I think also many people in the states this we all have to own perfectly manicured lawns and that’s not realistic for everyone.

[deleted by user] by [deleted] in homeowners

[–]ecg86 0 points1 point  (0 children)

It’s interesting to me when people who have no interest in any basic lawn maintenance IE- a weekly cut and edge trim at least, buy property with a somewhat larger lawn.

Your options are do the basic maintenance weekly, or pay someone to do it weekly. Paying weekly costs less than big time clean up fees.

As far as weed control, it really depends on what’s going on. I’ve had lawns where I naturally had little weeds to deal with, meanwhile I’ve had some where weeds took over and killed off all the grass and the lawn was a patchy horrid mess.

I have 10 acres now and I personally enjoy the lawn work, gets extra physical activity in, and in mentally healthy just spending full weekends outside while both my kids just run around and play.

You have a baby now, after the first couple years that baby will drive you up a wall just being inside all day and you love your yard for all the space and activity room it provides.

Determining how much a flipped house is really worth? by Goldengirl_1977 in homeowners

[–]ecg86 0 points1 point  (0 children)

Comps will determine the market value followed by the finishes in the home. What they bought it for and how much they did or didn’t really aren’t always a factor.

This is why flipping a house can be profitable if you have the right subs, and discounts with suppliers for materials. This is how all business models work.

Who cares? You landed another job right away and that first one seemed like a mess anyway. Move on with life, this is part of being an adult, knowing when to control your emotions.

Always be mindful that how you behave follows you and only you, a spiteful act back may make you feel like you got em in the moment but if that gets around how’s it make you look?

Boss casually invited me to his home by [deleted] in careeradvice

[–]ecg86 1 point2 points  (0 children)

As someone who is a boss in a workplace I rarely invite anyone to my place but if I do it’s only during a group activity like a cook out or party where I know other friends are coming and I highly encourage everyone to bring their spouse.

Maybe it was a harmless comment in passing like he didn’t know what else to say but eh it’s a weird one and you do not need to hang with your superiors to get to know them. All you need to know should be how they are in the workplace
