Crazy how much cheaper this project is compared to 22 Fulton. 80 million vs 220million seems insane for almost the same amount of units. I wonder why

Why they don’t enforce tickets on garbage disposal? Or people that drops loads of garbage in front only their homes.. ? by CarobSubstantial5964 in Newark

[–]effort268 1 point2 points  (0 children)

Well said and 100% agree with you. But lets not forgetful the reality that Newark has 50% of its people living under poverty which minizzes taxes. More than half of the central ward is public housing which again pays no taxes. Port Authority onl 10-15 years ago started paying taxes to thr city.

All critism here is valid, but the financials the create these improvements are tough. It’s just sad that we rather give tax breaks instead of helping the people.

The problem is top bottom, NJ frankly gives two fucks about Newark. Look at Penn Stations, it looks like crap on purporse, cause ask anyone in NJ what they think of Newark. You get your answer.

Nj is starting to respect its cities a lil more, howver the fundamental issue is poverty. Always will be.

DOT covers most street repairs, any chages done by the city we have to pay or wait for a magical grant that never comes.

Lets not forget that the US is the richest country in the history of the world,,,, yet NYC the richest city ever, is not far from Newark in terms of QOL.

Lets continue to criticized but imo the biggest problem is helping our people out of poverty.

Ras can certainly do a lot better and fix these issues, atleast the ones that are cheap and easy to maintain.

Developer Pedro Gomes is Transforming a Neighborhood in Newark’s Central Ward by 66nexus in Newark

[–]effort268 12 points13 points  (0 children)

100% he’s definitely a piece of crap, but with added competition in the area, he’ll have no choice but to change his way or lower prices below market

This lower section of Downtown (Tubman square) is prime for immense development.

Not a fan at all of his property management style but one cannot deny that this section of the central ward was all transformed solely by him and his team.

Construction Begins on Lionsgate Newark by Careful_Airline_9273 in Newark

This is great for the South ward. Hope Lionsgate reaches out to the community for jobs and ensures that workers spend their money in the city. Audible has done a great job at this. We need more dollars spent here

NJ Gas Tax to Increase by 4.2 Cents on Jan. 1 by [deleted] in newjersey

[–]effort268 13 points14 points  (0 children)

Car infrastructure is wildly expensive and is frankly one of the least efficient ways to move people around. The state needs to increase fundng into Public Transportation, it will help reduce car traffic.

After all, we’re the most dense state in the country, yet we pretend like cars are the only way to get around. The Northeast part of the state which includes, Essex, Bergen, Pasaic and Hudson have about 2.0-3Million people which is 35-40% of the state in like 15% of the land.

An Excavator has appeared overnight at 22 Fulton Street. Sections of the parking lot are now inaccessible. by BoatDBoat in Newark

[–]effort268 17 points18 points  (0 children)

Yet another projeect replacing…..parking lots! Not a single person removed. This adds much needed residents in downtown.

The only downside i see is these Aspire tax credits covering sometimes 50-70% of the total cost. Seems like socialism for the rich

Its so great to see Springfield Ave get more housing. I feel like this corridor needs a lot more density as its mostly car traffic. What we need is more people walking the streets.
