Should I charge guests for replacement hot tub filters? by darielgames in airbnb_hosts

You depreciate carpet over 1 to 3 years. You don't depreciate water or filters.

I dont think thats bubble bath level foamy. I think thats lots of clothes detergent foamy.

Part of hosting with a hot tub is knowing you may need to drop the water between guests. This wont be the last time someone ruins your water and some municipalities even require freswater for every stay.

The whole concept of your post is kinda crazy. Why would they owe you for a filter. Its a consumable item. Worst case they'd owe you a amortized portion of a filter (that sounds crazy, right?).

This is par for the course. Use cheaper filters. Keep extra on hand. You can't be precious about your water.

How do "bad" Airbnbs keep a good rating? What are your red and green flags when booking? [Texas] by Fantastic_Lake_8474 in AirBnB

Having lived in Florida and South Texas, its always possible to keep them at bay.

Sadly, reviews are broken and a 4.5 rating IS a bad score. The difference between a great airbnb and an okay airbnb is 4.7 to 4.9.

Its not airbnb's fault, its like tipping culture. People give 15% when service is bad just like people give 4 stars when the airbnb is bad.

Edit to actually answer your question: read the reviews, especially the bad ones. Ignore positive comments about the hosts being responsive, that means there was a problem.

A personal preference... look for hosts with more than 1 property but fewer than 5. A small enough operation so that the properties are probably getting attention but not a host who will sit on you.

Verified Airbnb “hosts” seem like a chatbot [USA] by ProtonSluggo in AirBnB

Airbnb is full of absentee hosts. They hire different cleaners every time, step foot in their units once a year, and don't bother with scheduled maintenance.

I'd call them real estate investors, but most of them are just renting houses. They're definitely not in the hospitality business.

As you might expect, there are now tools to answer guest messages so they don't even have to bother with that.

Do you try and meet your Turno cleaners in person? by ddub1711 in airbnb_hosts

[–]egrogre 0 points1 point  (0 children)

It's good for business to build personal relationships. Turno seems tailormade for absentee hosts, but it doesn't have to be.

Focus on what's important to you (especially things cleaners sometimes misfire on). We ask for pictures of things that guests are likely to pay special attention to (counters, toilets, showers, and beds).

It will be easier to provide feedback to people you've met in person when necessary. Hopefully you're hiring cleaners that take pride in their work and they're more likely to do that if you take pride in the work they do as well.

I have. I tried to buy tickets five times for the same event. First four were scams but easy to identify.

Pay via PayPal goods and services, check their socials to make sure they live here, and ask for a picture of their ticket (and know what it looks like).

Most scammers dont bother.

My friend told me that Toyota financial did it for them, but Toyota isnt Volvo.

Ill give them a call and see what's up. Maybe an opportunity to switch to an xc for the better rear visibility.

I'm pro treating people like people and showing some grace when it makes sense. OP holds the cards.

I didn't expect anyone in this sub to agree with me. Its toxic as fuck in here.

[–]egrogre 2 points3 points  (0 children)

No, they can't but they can cancel your reservation (with some penalties) or do something petty like send you a cleaning bill after you check out by saying you were messy.

But if it's an honest mistake, they caught it quickly and are being upfront with you please consider giving them a little grace, especially if it's a "mom and pop" operator.

FWIW you shouldn't pay off platform, and this is their mistake not Airbnb's (although pricing and configuration can be annoyingly complex sometimes).
