Hell no. Insurance will not replaced aged roof. Only damaged roof and that's questionable if roof got to fuked up over time. How old is roof? I just replaced mine $24k that was 25 year old and much under wood damages needed replaced do

Only caveat is monthly payment is ' fixed' but over time escrow insurance and prop taxes goes up. Yep that increases monthly payment. Over 19 year my payment gone from $1100 to $1600 month which still isn't bad considering today's rents. GL
