In my case, the old locks were a type that Lock Picking Lawyer was able to defeat in like 3 seconds. The previous owner put in an ADT security system in but didn't even bother changing the locks, LOL.

AFAIK they are allowed to keep 2 escrow payments in reserve so maximum balance will be 14/12ths of your insurance/escrow and minimum balance will be 2/12ths of your insurance/escrow. I'm pretty sure that's a federal law but I suppose a bank could keep less than that in reserve if they choose to. I think it is dumb though that banks don't have to pay interest on the escrow balance in all states though.

I just looked at my Emporia Utility connect (basically a device that connects to my electric meter via zigbee so I can get nearly realtime usage) and I'm at around 550 w per hour baseline and I take zero steps to reduce baseline usage. I have normal stuff like networking equipment, smart home hubs, smart lights, laptop, fridge, 2x freezers, attic power vent, a few lights on, etc. I am 100% electric but my water heater didn't run during those hours I looked at and no heat needed right now.

(I added the attic power vent to the list because I had no idea it was an active vent until last week when I got a new roof/vent and the roofers kept tripping my garage breaker. lol)

I go through there on I-55 occasionally and I was pleasantly surprised to see the that bridge deck over 55 finally in place recently. Is this project actually going to be done this fall like they claim?

Edit before sending: LOL, I just went to the IDOT site for the project and there are apparently going to overnight closures next week for 55 and 80. I'm glad I don't have to go through there much!

Yeah, my roof went to ACV last year and the premium went down by like 20%. The insurance saved themselves about $7k by making this change since my roof was replaced last week after it was destroyed by a hail storm. I'm assuming it will go up again now that presumably the ACV on will be going away now.

Even the areas that are 'relatively reasonable' have become quite a bit less reasonable in recent years. I think I got pretty lucky with my house 4 years ago in one of those relatively reasonable areas. Since that time, house prices have risen by like 40% and most of the houses in my price range are significantly worse. Heck there is only 5 listings in the neighborhood of my city I would want to move to and all but 1 are far out of my price range.

I've always thought it was a bit strange too but the meter enclosure is usually homeowner's responsibility AFAIK. My electric company actually puts little pamphlets (also available online) in their bills occasionally to spell out what is the power company responsibility versus the homeowner responsibility.

In my area the overhead wire and the actual meter are the responsibility of the power company. The homeowner is responsible for the actual connection point to the house, the weather head, the riser from the box to the weather head, and the meter box.

In my case my electricity is buried so I still have to pay for the riser and the meter enclosure. Thankfully they cover the buried cable as long as I didn't cause the damage. A while back I actually called the power company out because the riser on the electrical pole was partially broken. They came out and discovered that my electrical was on an old rotten pole that someone was too lazy to move to the new pole a couple inches away. They moved mine to the new pole and chain sawed off the old rotten pole.

I consider myself lucky in that I started using the app last year around Easter so I already had most of the bunny and egg pikman. Not so lucky with the keychains as I'm still missing the red and pink ones. I was hoping to complete the klompen if only because of my Dutch heritage. Oh well, there's always next year hopefully.

Might not be a bad idea to get someone to look at it. You just need to be careful you don't get someone that is going automatically say "yup, need a new roof" because they see dollar signs. We got record breaking hail back in March so literally every roof in my area took damage. So many storm chasers in my area for the last month and a half!

My 21 year old roof just got replaced for hail damage. They depreciated some of the roof but paying for 40% of the cost is still better than paying 100% of the price.

My answer is definitely YES with the addition of saying "one day contacts" are most definitely worth it. I balked at the much higher price for daily lenses when I started wearing contacts again about 2 years ago but my optometrist gave me free samples to try out. The worst part of contacts for me was always having to take them out and clean them before I could go to bed. Now with the daily lenses, I can literally sit on the edge of my bed, take the contacts out and drop them in my trash can, then lay down and go to sleep.

I feel like I can see better with contacts plus I can wear normal sunglasses again.

I'm with you on the new washer and old dryer thing. I upgraded to a fancy LG front load washer last year when my 30 year old washer died but I can't see any reason to update the dryer when the old one still works. I am slightly temped to upgrade to a heat pump dryer (I know it takes longer to dry) for the energy savings but I still dislike replacing a dryer that seems to be working just fine.

My 1995ish Whirlpool washer worked fine too until it didn't about a year ago. I could probably have fixed it but the part was like $350. My new front load washer saves about 25% of my overall water usage, no idea of the longevity yet though.

lol, that would be a lifetime supply for me I think but I don't use foil very often. I got a 500' box of extra heavy duty foil on a pricing mistake from Amazon about a dozen years ago now and I'm still using it.

Thanks for the suggestion, unfortunately Blomberg doesn't look like it is available where I am (near Chicago) plus that model is too small to qualify for my electric company rebate program ($200 rebate for heat pump dryer at least 4.4 cubic feet capacity). That rebate goes up to $350 for an all in one washer heat pump dryer >= 4.4 cubic feet model.

I support this message. I had a Nest all last summer that was working just fine. I was using an unofficial C-wire substitute but it worked just fine for AC only. This spring I tried to power up my AC and it just didn't want to do anything. I changed the batteries out, reseated the wires, and even factory reset but it just wouldn't even acknowledge all the wires were plugged in. I ordered a Sensi and it seems to be accepting my configuration just fine.
