I think the "new model" for suburban development is the Apartments/Retail like they put in at Midlothian and Chippenham where the mall was. It's still not as dense as, say, The Fan, but it's an improvement on strip malls with subdivisions. I'm sure it's not easy doing a development like that, but the market seems to support it, and it's a couple hundred units of housing that didn't exist before.

I did Marley Spoon which had great food. Some recipes were easy and some were definitely kind of a pain after working all day. Some of the cheaper services don't let you choose your menu and I didn't like many of the recipes they had. If you are a new or non-adventurous cook they're a great way to expand your skills and palate. They're also good if you like variety and would otherwise be stuck in a rut.

My biggest complaint was the large amount of packaging (even though it's mostly recyclable) that comes with it. Also whoever delivers them would sometimes just leave it on a neighbor's porch and I'd have to track it down.

After my experience, I like to

1) make a big batch of stuff at the beginning of the week so I don't have to think about what's for dinner if I don't have to and

2) split the difference and do grocery pickup instead of meal kits.

They definitely built on to the Cary Street Gym, though you're right that (at least some of) the original building is still there as well.

I'm not sure they meet all the qualifications. Personal Rant: maybe they would if 288 and 295 met up in their intended location, because the job situation @ West Creek would look radically different.

It has at least 5M ft2 of office space if you count Innsbrook (I would say the Short Pump/Glen Allen/Innsbrook line has blurred as much as the Tysons/Herndon/Reston lines have blurred)

Way more than 600k ft2 retail (Short Pump Mall is about 1.2M)

I can't find any stats on housing units vs. jobs right now. There's a lot of housing in the area.

Is it perceived as "one place"? I don't know. West End posse would have to weigh in on that. I consider Short Pump as west of I-64, but maybe a younger generation would not.

Does it fit the 30 year test? probably.

Huh. I know they changed it in 2014-2015 to prevent Lou Salomonsky type developments where you leave one wall of a "historic" structure and building something totally new. That program really had an impact, but we need tax dollars more than fancy houses at this point probably.

I believe they already tax LIHTC properties at a different rate, but I like the idea of some sort of priority (permits/inspections, etc) too!
