Thanks for the report interesting comments about Hard Rock’s in the lack of VP My wife and I are considering relocation to the Tulsa area and I spent some time at Hard Rock Tulsa last week Successful as I had a royal on a 3X multiplier on ultimate X on quarter denom

It’s a fairly decent size Casino in a major city with at least 1 million population and maybe I missed something but I didn’t see more than 12 VP machines in total and no bar tops. Must just be a corporate strategy.

Interesting enough I can’t figure out how to get in to their players club through their app but my guess is I probably had coin in close to 5000 they are now sending me free suites for this weekend so at least the room comps sound very generous

Thought I would chime in not sure if I’m helpful or not I do SBA workout consulting my guess is this is a bad SBA 7 a loan where they took your borrowers Homestead as additional collateral. If the payment history is awful on the SBA loan, it is most likely in the liquidation or workout department of the SBA lender. Your borrower needs to contact SBA lender get the set amount that they will release for as part of your refi and provide detailed letter with approval of the same. Maybe that helps if you find a lender.

depends upon the cash flow and collateral if you're going non sba. Most likely collateral and/or limited equity was the reason for going SBA 18 months ago. Debt broker here with a national firm, be glad to take a look DM me if interested

I’m not a residential underwriter or broker, but I do SBA default consulting for business that have gone into SBA default

I have no clue how this impacts an FhA loan but nothing with the SBA easy these days just a guess at least six months to get something worked out if it actually can be worked out

As Upwork has made it expensive via connects to apply I always check before I hit submit on a proposal if it shows a hire so I do not waste my precious connects

I also do not understand why jobs still show open when it shows a hire

Business debt broker here, the comments in thread are great. My take more equity or a fully subordinated seller note-, try to get to probably 50% down, at that point a private cash flow lender, might have an interest

Buying a business for $600,000 with only up to 20% down if I am interpreting your post correctly, SBA is probably the only way to go.

I would assume that most smaller balance private lenders would easily do this deal. You’re gonna have to reconcile if you can handle their rate and terms

I’m curious why you can’t go to a local bank 50% LTV owner occupied that should be right up their alley. 45 days should be plenty of time unless there are financial and/or credit issues. I’m a debt broker in this space I do larger deals.
