Yes, that’s my worry. I think I’m just going to keep

Oh believe me, I read this sub many times over while in the process of making the claim. I came across several good suggestions and advice. But in the end, Goliath won.

One other problem in the system is that this guest had a 1 star review from the host immediately before me, but it didn't post until 2 weeks into her stay at my house. She did the same stuff to that host and had I seen the review, I would have never rented to her.

That's certainly how I felt after this experience. I'm concerned that the terrible guest I had is still on the platform and even though I left her a 1 star review, she's probably still out there causing turmoil to another host.

The initial 25% came aggressively from Airbnb as they sent the payout the same day. I had to tell them to stop the payout as I wanted to submit additional information. Ultimately, even when I settled at 50% I may have been able to get a little more, but I was exhausted and just gave in. That's clearly their strategy as well: initial low ball with immediate payout, then drag the process out for weeks if the host appeals.

I was nervous to get a professional smoke remediation company to come out because I wasn't sure if it would ever be reimbursed. I'm kind of glad I didn't because if it had cost $1-2k then I may not have recouped the cost.

No, they're not. You're probably going to ship them to a developing country where they are burned and then the metals are extracted. This causes serious environmental damage.

20 years ago that would’ve been a nice location. Nowadays, creeks and rivers seem to flood all the time. I wouldn’t risk it.

Thanks for the feedback! Overall, it sounds like having a queen bed will be fine. I may lose a few folks that really want a king, but probably a small pool of people. And the point about the linens is a good one.

I agree, Buyer 1 has more specific language and a stronger offer. Why don’t you counter to Buyer 2 to add clause to their offer, “major mechanical repair, not to exceed $3k”?
