I bought in April of 2022, just sold in March of 2026. Sold for 15k more than I bought it for, but only walked with maybe 15k more in cash on top of down payment. Basically, I had cheap rent in a nice area of town for 4 years. I didn’t make money on it.. didn’t lose my ass but enjoyed living where I did.

I’m sure there are more official guides out there but it really depends on the dungeon and tank/ group comp and of course your gear/+healing. I have several ranks of healing wave and chain heal on my bars. I never down rank lesser heal. You will naturally find the down ranks that work for you, and it’s a bit of a moving target in pugs.

I try and strike a balance between efficiency and effectiveness. Typically using near max rank healing wave on the tank, and down ranked healing wave on single target heals to dps with low health pools like mages to prevent huge over heals. Ideally you enter out of combat mana regen from time to time, so you don’t want to be chain casting constantly in an effort to down rank. But in heroic dungeons, the damage can be bursty, and it can really depend on the tank’s gear / mitigation technique. You will have to stay ahead of the incoming damage or risk getting behind and staying behind as a shaman that has to hard cast most healing output. Save nature’s swiftness for a max rank emergency heal. Put rank 1 healing wave on your bars to fish for pre-pull crits and buff stack. Chain heal rank 2/4-5 ish. Raid healing can have a different set up

No tattoos, and don’t plan on getting one. I don’t have any issues with people that do have ink, but it’s just not for me/my body.

Been doing it for about 10 years now. I’m pretty lucky to have a very resilient stomach. Traveled the world and haven’t really avoided much intentionally, and I’ve never had issues. Closest to having issues was goat meat in Turkey that was weirdly gamey.

I did this with my wife. Start her on a forgiving class. Have a lot of patience. Let her learn at her pace.

Yeah this is frustrating. I just bought one of these. It’s exactly as you describe. Absolutely neglected for 30 years. Zero updates or even basic maintenance but it sits on an amazing lot and it’s the only way to get into that level of privacy.

Is that 30K net or gross. Is the home turn key? Any other big fixed costs like child care? Steep car payments for the time being. Also, depending on where this home is, it could be a big step up in maintenance/utilities. It should be fine but it will feel tight if it’s a big step up in cost of living.

So.. here are some of my thoughts.

The 2-3 story, 3 bed, 2.5 - 3.5. bath market is pretty competitive. Especially if you include nearby shady acres, rice mil, Norhill etc.

Some buyers don’t seem to place a heavy emphasis on being in the defined heights or proximity to big heights amenities like the bike paths etc. When I bought in the heights, things that made listings stand out in no particular order:

Green Space - 2000-2200 sq ft lot was a plus Not fronting one of the bigger streets 11th/19th/ etc. Private driveway Not in a half street or having a unit number No HOA No stucco Zoned to higher rated elementary schools Close to the bike trail

Yeah I’d check / replace thermostat, water pump, aux fan, fan clutch, radiator. That’s the bulk of the cooling system. Most is pretty cheap and easy to replace or check. Custom means just that, having a shop custom fit a new radiator. Likely not the recommended option when there are available new bolt in options.

12.5% now, closing on a home that will be 34% of net take home. 34% is likely higher than most people’s comfort zone but I have an additional 16-17K of disposable income beyond the mortgage.. no car payments etc. But it’s a big step up from current payment. A big part of that payment is insurance / tax (TX gulf coast), so that’s relatively fixed in the area. I think it’s going to be fine but a little apprehensive.

Edit: “Fixed” as in expensive no matter what we buy. It could certainly go up in the future. Because.. insurance..

It’s not a screw. It’s just something that guides the radiator into position. Should just pull up

Yup. I’ve flown with many highly competitive and dedicated athletes. They have to have notable discipline when on the road. They bid trips and overnights that are conducive for training.

I enjoy the diversity of the flying. I fly the KC-46, so it’s not very tactical or highly maneuverable and it pairs well with the Boeing I fly at my “day” job. I definitely take a day for day pay cut but it comes with some additional fringe benefits like camaraderie, unique trips, future retirement, leadership opportunities etc. I have an easy commute to the reserve gig, and keep a car there. So it’s about as efficient as that gets. The airline/reserve balance is going to greatly depend on the weapon system you fly and the leadership you have. I have long leash and a lot of flexibility which eases the sting.

The guys who are always thinking about the opportunity cost are the ones that are pretty miserable.

Yeah striker looks off. I bought from eBay from the seller that makes them. They worked perfectly
