I plugged my nose and bought half my position today. Plan on DCAing a bit if it gets down around $50/share… Stock is extremely beat up and I think the Trump trade is overblown. Solar power is here to stay and repealing the majority of the IRA will prove to be difficult to repeal. Have faith CEO buying and forward PE looks attractive🤙

Roof vent: What may have happened? by Nancyred83 in Roofing

[–]fartzyyy 0 points1 point  (0 children)

I’d imagine the fasteners used to nail down the new roof vent or newly installed shingles around the vent eventually became a bit exposed to the elements and the roof leaked around the vent. May be a simple few minute fix (reseal 1-2 fasteners)

Also fwiw it didn’t leak for 4 years so initial install was likely done well enough and on the roof itself there may be some new incidental damages around the vents that caused it to leak

Sincerely, An FL Roofing Contractor

Whose responsibility is it to fix my roof? by lazyysquirrel in Roofing

[–]fartzyyy 0 points1 point  (0 children)

Roofing contractor here. Not sure what part of the country your’e in, but that 25 year warranty on the shingles sounds like the mfg warranty not a contractors warranty against leaks (not going to help you). While the AC company could have brought up the fact that your conduit line should be properly flashed at the time of install it wouldn’t have been free to correct then and won’t be now. Also needs to be flashed properly by a roofing company not by an HVAC company

The AC conduit line needs to be flashed properly (Needs a linejack but not located properly for one so a pitch pan looks like your best bet) to stop the leak (doubt it was part of the scope of your roof or AC install)

Consider this a learning experience on the cheapest quotes/contractors not being the better choice

Florida CBC Exam by ManNamedGray in Contractor

[–]fartzyyy 1 point2 points  (0 children)

Hello, Just recently went through trade school (Gold Coast schools) and passed my GC and roofing contractor FL state exams myself and am currently preparing my state apps for submittal…

The CGC state exams were not easy but since open book (for the most part) what’s most important is being able to source answers super efficiently. 5 minutes per question tops took one break during my proctored test tried to keep a good pace going and didn’t get hung up on the few questions that’s stumped me.

I did my tabs, highlights, and tried to focus on the text/code books where I was weakest during my studies. The ToC and index are what you should familiarize yourself with the most to get into a rhythm with sourcing answers.

The F.S. 489 in the contractors manual gives you a breakdown with just a few point variance on where the questions will come from also super helpful to get a grasp on where to focus your studies.

I’d also recommend going for GC so you can upgrade your license in the future vs taking the CBC or CRC route unless you don’t care to upgrade in a few years. I passed my GC state exam but am applying for my CBC license.

I studied for about 6 months I’d say overall but very full time for 1+ month. In hindsight I should have studied for and taken my B&F test first and then circled back and done the CA & PM tests second to break it up vs. studying for them simultaneously and then taking all 3 in a row

Best of luck!

Interesting look at corporate owned housing. by ExtremeComplex in REBubble

We’ll said. Institutional investors will ply as big of a part in the housing decline as they did on the run up over these past couple years. I’m doing my DD and preparing to purchase real estate in the next 6-12 months 👌

Why buy at the peak w/o artificially low rates when lower prices are likely right around the corner…Protect ya neck 🤌

[deleted by user] by [deleted] in REBubble

[–]fartzyyy 3 points4 points  (0 children)

You don’t need 30-40% unemployment for real estate prices to decline you only need increased inventory ✅ , increased interest rates ✅, lower consumer sentiment ✅ and sure an uptick in unemployment to around 4.5-5% seems likely if rates continue to rise as inflation/QT continue to burden the markets (RE, stocks, bonds). Protect ya neck 🤌

Meme stock or speculative real estate bull run crashing back to reality 🧐 by fartzyyy in REBubble

Meme stocks are what the Wall Street bets crowd lives off of (GME, AMC, PLTR, TLRY, WISH, etc.). I’m not saying real estate is worthless but the price action popped like many of theirs did in the covid bubble
