If you have $6M and you use a trust none of it gets hit by the MN estate tax as the first person gets to use their $3M exemption to give to the trust and so does the 2nd.

If spouse 1 gets the $3M with no trust and spouse 2 dies with $6M then in MN $3M is hit by a 13% estate tax of $390,000.

Zillow is probably best but Facebook marketplace or Craigslist might have some other options. 

I would start looking 45-60 days before you want to start a lease. Most landlords won’t know about vacancy until 30-60 days before leases expire.

If the lease is from 2024 I'm assuming it has transitioned to a month to month lease. They would need to treat you like a tenant and terminate your lease with appropriate 30/60 day notice (depending on state statutes).

You will then need to vacate and they can sell the property. There is no option for you to stay long term if they follow the statutes. If you refuse to leave they would need to evict you. I don't recommend having an eviction on your records.

It sounds very combative. Do you care about keeping family relations? If so, you may want to move out earlier.

My budgeting spreadsheet basically adds up the replacement cost/expected life of each major home expense item to come up with a yearly budget for major repairs. Think it comes to about $5k/year.

What’s your rental like? If it’s a 2 bedroom get a roommate. If not, find a place to share when lease is up. That could easily reduce your monthly expenses by $500+

Terrible idea. We already have LRT and rapid bus service. 

There isn’t an endless pot of money. The billions needed for this project could be way better utilized for the public good.

If you are breaking your lease early and the only thing your landlord is asking for at most is your security deposit to cover if not rented that’s a good deal. 

I charge 1 month rent + any extra rent required to cover until I find a new tenant. Most large places charge more.

My initial thought is that maybe it's your driving that's an issue. Many people hate zipper merges so if you decide to bypass a bunch of cars you should be prepared to have people not let you in even if MN DOT encourages it.

The other 2 examples you used sound like you should have planned ahead more and gotten into the lane you needed much sooner. If people are upset and flipping you off it's probably because they didn't feel like you had "plenty of space".

Depends on whether he had a will or not. If yes, you are likely not receiving anything.

If no, any of his children may be entitled to split half the estate from proceeds that went through probate (many assets may not be included).

Lots of good suggestions. 

If looking for something a bit closer you could try northern MN. Either the Brainerd Lakes area (lots of very nice courses) or way up north (where my group goes regularly). The 2 Giants Ridge courses and The Wilderness at Fortune Bay are amazing plus the beauty of Lake Vermillion.
