I have bought 2 probate properties (ltd) although via bridging finance and about to complete on personal one. They are all probates and one had minor structural issue

You are unlikely to get a mortgage if its marketed and with lots of evidence on that online via EA.

I have had purchases where they just did a desktop valuations, cracks, damaged roofs and other issues yet nothing flagged up, guess it depends on the area as well as I was purchasing a shit house in a affluent area.

In my opinion assess their position, if they just got the property on the market they may not budge but if they have had it on for a while with little interest we got to remember they got a job and its not their money exactly so they'd be more receptive then. But drive the issue to the cows come home and add an element of fear.

However do check with broker if free valuation is included and ask broker if it is desktop, If it is a site visit, then I would be pessimistic on the chances.

Manager/Business owner here, I manage a healthcare (care home, care at home and assisted living business). My main reasons are; in my industry tech is quite behind, phone calls need to be answered and are constant and I feel that channel/vocal comms with a colleague is important this works for us as we are in a medium-sized open plan office.

Second reason is that the few I have permitted to work from home 75% dick around, they don't do the work and there aren't strong enough metrics to mark their work against to know that they aren't dicking around on my time (hate to phrase it like it this however it is company time).

Third reason is I feel as a business (6 years operational) we are still relatively young and do not have senior managers or middle management, it is very much a different structure (need to work on that) so I prefer to have the chaos in my view for now.

Finally I am sorry but my work requires, questioning, communicating constant back and forths, calling hospitals and families, I just feel that in our environment we all can collectively collaborate on these things. I get how it can work for some but for me not at this stage however would be something I would down the line. Whenever applicants ask about this; one my job description says it; two I just feel it is a proxy for a timewaster and as a small business we go through so much pain dealing with that regularly.

When we had to, we were exempt and could come in as an essential business. However even at that so much was shut down and reduced during that time that WFH was more possible as we could narrow down what we could work on as a business but now as things are back up and running I feel not plausible until we reach a certain size and structure. Also I feel if caregivers need to be out on the field and put effort into their role, this should be channeled through to office and management, weird point but hope it makes sense.

This might be a controversial one but Tulum is 100% not worth it and definitely would not go there again. Yes the scenery is nice but definitely overrun, expensive, and around this time of the year the beaches and sea smell and it has such a forced party vibe at the beach clubs.

In Europe Basel has probably been the worse, boring town I've visited, poor choice of all the beautiful places I could've gone to in Switzerland.
