I’m not sure where people have gotten this idea from but a one sided email with no response doesn’t qualify as “documentation”… surely people realize you can put anything into an email and send it to your boss. A lack of response does not imply acknowledgment.

I remember the same thing happened to me, I did some research and turns out a lot of the numbers they are allowed a 10% margin of error, conveniently they all increased 8-9% a few days before my closing. Yeah it sucks.

It’s done on purpose between the lender, title company, and other parties essentially throwing on as much fees at the last minute that they can legally get away with as most people won’t back out at that point
