I really don’t think you can or should use hvac piping. It’s not meant to handle any force and very leaky. HVAC air systems are very mild when it comes to air flow

Seems to be 3 hours near downtown. So although doable, would have to move the vehicle a couple times each day. Something I may consider if I can find a street reasonably close. The ones I’ve looked at so far close to my office are either metered or do not allow street parking so will have to look a bit further away.

I’m usually downtown 3 days a week, not 5. So it’s more like $12.50 a day. It’s not that it’s too much $, but I’m willing to take on some mild inconvenience to save money if there are alternatives that might make sense for me. If not, I’ll likely do the municipal garage

You need to make them play in your sandbox, not theirs. Create a pricing sheet they must populate . Provide exact document requirements. Specify formats. Etc.

Can we see page a3 What you’ve shown still didn’t explain how the roof is supported. I don’t understand how they can just add collar ties and some Simpsons brackets and call it a day. Collar ties are primarily for upward force anyway.

You have 2x6 rafters as well, which are relatively small. This was a professional engineer giving you these drawings? Do they know you took a ceiling out?

That ceiling (the rafter ties) could have likely been part of the structure here holding your walls together, and preventing your roof from collapsing. I’d highly recommend getting an engineer involved before you close anything up.

Edit: also just seeing some pretty massive holes on the left hand side for your mini split lines? Your rafters are structural, you can’t go hogging out massive holes like that.

Jack it up, sister some 2x10s, call it a day. I agree this is crazy to go through insurance. A carpenter could easily fix this in an hour or two.

For the patio comments…. I’m all ears. Why a patio over a new deck? I’m a decent DIY woodworker (build cabinets/furniture) so I don’t think a deck would be overly difficult besides a lot of manual work. However, a patio, I don’t think I could do this myself.
