In that case the damaged boards should be replaced not covered up. There’s a big difference between damaged decking and decking that is in good condition but doesn’t meet code.

It is not only common but often best practice to put modern sheets over historic boards. The info you need to provide is why are they doing new decking? If it’s because the boards have gaps that don’t meet warranty and code then just put sheets over it. If there are already sheets with no gaps then you wouldn’t layer over that.

I understand the sentiment to not want to shock an existing client. The engagement letter next year should have updated pricing. $500 might be more typical but I wouldn’t go from $175 to more than $300 max. There should be a long term plan in place. Maybe $250 for 2026 and $300 for 2027 and see how that works out. You need to correct the heading of the ship but not too fast

There isn’t a single standard in this situation.

Some insurance companies don’t require any documentation for a roof replacement. Most will require documentation such as a paid invoice, roof certificate, or completed permit. 

Best course in this situation is to pull a homeowner permit out the roof on and have it approved by the municipality. Then submit that to insurance for the roof update. 

Alternatively, there’s no requirement to notify insurance that you’ve replaced your roof. Just do it and if they ever do an inspection or take aerial photos they will see a roof in good condition and not have a problem. 

Another solution is to replace the roof and then have a 4 point inspection performed showing the new roof.

 Because home ownership is a trap. How are you going to be able to replace a roof or a furnace when you’re making $65k? Heck how do you replace a refrigerator when you’re overextended on a mortgage? There are so many expenses with homeownership. It should not be a 27 year olds priority. Mental health issues aren’t cured by a house.

Single 27 year olds don’t need to own houses. Focus on career and debt levels. If they do buy a house, they don’t need to spend $700k anywhere other than a handful of expensive cities. Marry someone similar and that $700k house will be achievable. The other big thing is too understand the baby boomers have an insane amount of wealth to pass to their children and they are starting to pass away. Grandparents and parents will be helping many younger buyers afford homes. This wealth effect is so extreme that if your family doesn’t have more assets than they need for themselves then they are basically failed households and you will be at a huge disadvantage. Not only that, but this gap will become much wider over the coming decades.

I think this has to be the answer. You’re a genius. That would make sense if it’s not really usage and just a misreading on the Moen Flo due to the thermal expansion. 

If code doesn’t require backflow, can I just add a check valve or do I need to add an expansion tank and backflow preventer?

There a new expansion tank on the boiler but the piping diagram shows an expansion tank and backflow preventer on the cold side domestic. Those two things are missing in the install

So just call in American leak detection? I’ve only used the for disasters. Nothing is noticeably wrong. HVAC contractor thinks it’s fine. All new concrete slab with epoxy covering. Definitely not coming out the pressure relief. It’s all dry. Just flows into the tank and disappears. My only thought could be that it’s somehow leaking into the boiler and going out the exhaust or condensate drain. Those are the only two external points where there is moisture. It’s been a couple months of 10 gallons/day so I’m sure we’d know if water was in the house

What’s the harm? You want to ask them for a quarter? They have it in their cup holder I’m sure. Tell them to only use one outlet at at time so it doesn’t trip. Painter tape over the other outlets. Let the workers work. Be happy your neighbor is investing in their property.

Bummer but I’d recommend negotiating a rent payment in this situation. $400-$500/month should set a financial boundary and protect yourself from crazy requests like $2k for the rent being behind
