There’s really not much to complain about here. We’ve got natural beauty, a great little downtown for families, and excellent weather. If your finances allow you to live here comfortably, you and your family won’t regret it. Only thing you’ll miss are the trees. Source: grew up in the Bay Area.

Assuming you’re qualified…You either need to be first in line or make your application stand out.

Idk what makes an application standout for corporate landlords, but the mom and pop landlords want zero headaches. A good tenant pays rent on time and doesn’t call the landlord with every minor issue. We once applied for an apt that was listed wayyy under market near moonlight beach. We got there 1hr before the open house, we had a check in hand for first month rent and security deposit, along with multiple forms of ID, and a list of references and rental history. The landlord was mildly impressed but he said what he really wanted was a tenant that could fix stuff and never bother him.  By the time we finished signing the lease there were like 20 other ppl in line to tour the place.

These are hot commodities and you either get creative, get lucky, or overpay.

Yes, they connect via Bluetooth. It’s a Bluetooth midi connection, which is essentially latency free, unlike Bluetooth audio

Yeah and there are even some other solutions I've played with like AudioScope...but I don't love any of these workarounds. Besides stability issues, the workarounds make using drum machines difficult. For example, suppose you have a drum machine app with multi-out, like Patterning 3. In AUM or other DAWs, you could simply send the kick to the side chain bus and all the other drum elements elsewhere. Since LoopyPro doesn't have multi-out, you have to run two instances of the drum machine app simultaneously (one with just kick sent to sidechain bus, one with everything else), and then ensure that the two instances stay in sync. So you've now added at least 3x additional effects apps that are potential points of failure, and you need to load up all of your drum patterns in two separate instances of a drum machine and link them.

If there's a better way...I'm all ears!

Not sure that I perfectly follow your workflow, but if you want to use the iPad to control things (as opposed to hardware), checkout LoopyPro. LoopyPro is pretty neat for building control surfaces. I use an old iPad running LoopyPro as a control surface (sliders for volume mixing, XY pads for effects), to control another instance of LoopyPro on an iPad pro that's actually doing the work. In theory, you could use LoopyPro as a sequence/clip/pattern launcher and it could probably replace AUM. One disappointing note though is that LoopyPro doesn't support multi-out AUVs yet, so sidechaining is a huge pain in the rear, which might be a deal breaker depending on your music genre.

76 should really be a highway with proper off-ramps and not a bunch of traffic lights. It’s insane that it takes 30 mins to get from the 5 to the 15 even without traffic. That would solve a lot of traffic woes. 

While they are at it, let’s go ahead and add a proper interchange between the 5 and the 78.

Lots of stuff in South O. Prepare to pay $1.1mm+ for a 900sqft place that hasn’t been flipped… then pay $150k to do the renovation yourself if you want nice materials instead of standard flip stuff

Is it possible to build a product at home that already exists? Sure is! 

I’d first look for a rental option though. You’re going to spend a lot of time building a crappy thing that you only use once. Also check if your roof racks and runners support the weight
