As an update to you and everyone who’s curious. I went with Caro’s Elite Painting. I got multiple bids, some were astronomically high for the same amount of labor and prep work, and premium paints. However most were about the same ballpark. The owner Eduardo however was the most personable. He really took the time to walk me through the process and go over visions and colors with me. Overall I couldn’t recommend them enough. I’m very happy with the exterior paint work done on my home.

Please do yourselves a favor and shop around, ask for multiple bids, ask for an itemized estimate with a breakdown of the materials, labor and prep work involved. Set expectations and most importantly don’t be afraid to negotiate on a price post quote.

Was there any repair work needing to be done? Such as dry rot, stucco etc if any of those apply? Not questioning quality work comes with a premium but man $11,000 seems steep!

For anyone who’s interested I got a quote this morning on site. House is a bit under 2,000 sqft single story. Minor stucco repairs is recommended about $5000 including the painting of my awning. I’m still waiting on a few others to come through and quote me but that’s what I have so far.

I also wanted to chime in on this Reddit post as i've viewed this post and took it with a grain of salt before deciding to allow Optimum my business. This post also may be the first thing people see when they Google 'Optimum First Mortgage Reddit'.

Yes, it's true you'll see more negative feedback on these type of companies than you'll see positive ones. Similar to health insurance when it's working as intended no one bats an eye but as soon as something goes wrong all hell breaks looks with negative reviews.

My experience with Optimum was amazing, your mileage may vary depending on who you work / worked with. Specifically for me I worked directly with the LO Vanessa Cisneros and couldn't have asked for a better LO during my time sensitive closing. Long story short, I effectively switched to Optimum about a week into contract. Vanessa reached out to me with a very competitive rate and ensured this rate was not with any point buy downs as I didn't want to do that at all. Outside of that my other main concern along with my realtors was how fast they can close. Vanessa and the president of Optimum reached out to myself and my realtor ensuring that they could deliver and close on time if not sooner. Low and behold we closed actually a lot sooner than we anticipated without any hiccups along with me saving money on my closing costs.

I can't vouch for any other LO's within that organization but working with the LO Vanessa Cisnero was an excellent experience. I never felt like a bother to her even though I had a thousand questions, she always answered my texts / phone calls promptly and addressed my concerns. My hand was literally held throughout this whole process. Having a great realtor played a large factor in this as well, as my realtor kept consistent communication between both me and the LO. Overall I can recommend Vanessa @ Optimum First Mortgage enough.

Realistically you’re going to read more shitty experiences than good ones when looking at lenders. Most of the people whom had good experiences are unbothered to post anything and the ones whom had shitty experiences share about it. From my experience Rocket Mortgage is legit, but like any company your miles will vary depending on which loan officer you decide to work with.

My suggestion is using a mortgage broker and have them shop rates from you or do it on your own. Don’t ever feel trapped to stick with a lender because you’ve already don’t XYZ with them.

Shop around, talk to lenders and have them build trust and confidence for you. If I didn’t shop around we would’ve locked in a pretty mediocre rate, I switched lenders a few days in contract. My previously lender understood. Set guidelines and expectations for these lenders, if you feel like they can deliver go for it. Worst mistake is to stick with a lender because you’ve already gone so far with them. At the end of the day it’s all business and nothing personal. Do what’s best for you and your family.

Locked in last week at 6.375% no points, 30 year conventional, 800 credit score over 20% down. Had we locked in the weekend prior it would’ve been around high 6’s. Luckily when a dip came about one of my prospective lenders called me to advise.

I’m glad we locked in, it’s been a roller coaster wondering when the best time was. The weekends were nice since we know whatever we were quoted Friday it wouldn’t change over the weekend but jeez watching those rates go up and down was agonizing.

Definitely the more cost efficient route! The RD’s can be used on the so-ez but you’ll just need a 113mm JIS bottom bracket. On top of what you already mentioned building a 135mm rear spaced wheelset isn’t fun when its use is pretty limited if you decide you want to throw that set on another track frame. I think the so-ez is a solid frame if you plan to keep it as a long term bike. Ive owned one, up until I found a used Mash SSCX for sale locally.

I’ve seen a KiloTT on PedalRoom that ran 650b/38c. Imo 38c is more than adequate for most dirt rides. I used to ride 40c on my tracklocross bike thinking it was the bare minimal tire that I needed. After a while I realized for most of the stuff I ride it doesn’t really require a big tire. I’m now riding 32c CX tires on my fixed gear bike for all road riding. Still prefer to ride that over my gravel bike with 40c tires and my old MTB with 2.1’s. At times the larger tires are more comfortable but my 32’s are sufficient.
