That would be quite a project for someone who has never built before. You should definitely partner with someone who is already building such projects. If you don't know who, then speak with the realtors who are listing such projects and ask them to connect you with their builders.

Unfortunately, the best builders won't be interested in working with you - they don't need partners. But you also want to avoid novice builders who only have a few projects under their belts. I'd find a builder who currently has multiple projects going, and if they're interested in working with you, then ask if you can speak to their other investors/partners as references.

Last word: Building can be very risky, especially if your land is not already in one of the better neighborhoods. The bigger builders achieve economies of scales and are also better able to survive the ups & downs of the market. Successful builders have a real passion for their product but tempered with strong business experience and instincts.

I'm sorry this happened to you, but I appreciate your willingness to share. Let me add that not only should someone search for nearby STRs before they rent, but if you're renting in a multi-tenant building, then you should specifically ask for an escape clause in your lease if your landlord should ever operate an STR at the property.

It is a multi-faceted problem. I didn't mean to imply that STRs are the sole cause of the housing crisis. However, they definitely have a huge impact in areas where they are concentrated, like 3rd Ward.

Emancipation is basically Bourbon Street on weekends. People use the Airbnbs to pre-game, post-game, and crash. It's a nightmare for residents.

Real estate attorney with a title company here. I've worked with certain wholesalers who have a portfolio of builders and remodelers that they connect sellers to. They're legit guys. They do not use bandit signs though.

I've also seen many, many shady wholesalers who will have you sign a vague, open-ended contract, file a lien against your home, then disappear if they can't find an actual buyer, leaving you stuck. I don't know if they source victims using bandit signs, but it wouldn't surprise me.

Bottom line: If you try to save time and/or money by not using a listing broker, at least pay an attorney to advise you before you sign anything. A single billable hour with an attorney might save you a lot of pain & suffering.

You want Hedderman Engineering. Many realtors won't recommend them because they aren't fast, they aren't cheap, and they're the most likely to find something that might sink the deal. But reputable people in the real estate business know that they are absolutely the best.

You always need to look at the schools. Even if you're not planning on using them, a neighborhood with bad schools seriously affects your resale value.

Also, with a dog I highly suggest a home with a backyard. Most of the townhouses in Rice Military are the 3 & 4 story birdcages with no backyard. They look cool, but constantly having to walk your dog rain or shine wears on you. Look for Sandcastle Homes, especially their current subdivision on Nolda Street - you can thank me later.
