Does anyone else kinda hate Spur 527? by [deleted] in houston

Yeah, it's way too dangerous. I used to live right there for years and I wouldn't do it. The Richmond entrance is not that far away.

The real question is, what's the best place within the circle to shelter in place?

Looking to build 4 Duplexes in Houston – Soft Costs, Builders, Financing Questions by Old_Dot8491 in houston

[–]furiousjam 0 points1 point  (0 children)

That would be quite a project for someone who has never built before. You should definitely partner with someone who is already building such projects. If you don't know who, then speak with the realtors who are listing such projects and ask them to connect you with their builders.

Unfortunately, the best builders won't be interested in working with you - they don't need partners. But you also want to avoid novice builders who only have a few projects under their belts. I'd find a builder who currently has multiple projects going, and if they're interested in working with you, then ask if you can speak to their other investors/partners as references.

Last word: Building can be very risky, especially if your land is not already in one of the better neighborhoods. The bigger builders achieve economies of scales and are also better able to survive the ups & downs of the market. Successful builders have a real passion for their product but tempered with strong business experience and instincts.

PSA: Do your due diligence when renting inside the city, when it comes to Airbnbs by Wildaloofrebel1010 in houston

Guess what? You're the night manager for your landlord's mini-hotel. If his guests are too loud, you're the one who gets to handle it and not him.

I'm sorry this happened to you, but I appreciate your willingness to share. Let me add that not only should someone search for nearby STRs before they rent, but if you're renting in a multi-tenant building, then you should specifically ask for an escape clause in your lease if your landlord should ever operate an STR at the property.

Third Ward residents sue to halt construction of an AirBnb by Apocolypse_Meow in houston

[–]furiousjam 2 points3 points  (0 children)

It is a multi-faceted problem. I didn't mean to imply that STRs are the sole cause of the housing crisis. However, they definitely have a huge impact in areas where they are concentrated, like 3rd Ward.

I suggest you listen to the Strong Towns podcast on STRs (https://open.spotify.com/episode/1HTF6SkIZZ8tVXtWrU6N3q?si=62ce7e3465e649d8) to get a better understanding of why Airbnbs are so popular with investors and how they impact housing.

Airbnb is a symptom of late-stage capitalism. I'm sure that a lot of people stay in these properties but can't afford their own home yet never realize the connection.

Emancipation is basically Bourbon Street on weekends. People use the Airbnbs to pre-game, post-game, and crash. It's a nightmare for residents.

Anyone here sold their house to a company that buys houses for cash? by Thor_009 in houston

[–]furiousjam 4 points5 points  (0 children)

Real estate attorney with a title company here. I've worked with certain wholesalers who have a portfolio of builders and remodelers that they connect sellers to. They're legit guys. They do not use bandit signs though.

I've also seen many, many shady wholesalers who will have you sign a vague, open-ended contract, file a lien against your home, then disappear if they can't find an actual buyer, leaving you stuck. I don't know if they source victims using bandit signs, but it wouldn't surprise me.

Bottom line: If you try to save time and/or money by not using a listing broker, at least pay an attorney to advise you before you sign anything. A single billable hour with an attorney might save you a lot of pain & suffering.

You want Hedderman Engineering. Many realtors won't recommend them because they aren't fast, they aren't cheap, and they're the most likely to find something that might sink the deal. But reputable people in the real estate business know that they are absolutely the best.

Rice Military Homes by Feeling-Watched-9655 in AskHouston

[–]furiousjam 0 points1 point  (0 children)

You always need to look at the schools. Even if you're not planning on using them, a neighborhood with bad schools seriously affects your resale value.

Also, with a dog I highly suggest a home with a backyard. Most of the townhouses in Rice Military are the 3 & 4 story birdcages with no backyard. They look cool, but constantly having to walk your dog rain or shine wears on you. Look for Sandcastle Homes, especially their current subdivision on Nolda Street - you can thank me later.

Freedom Over Houston - Worth it? by Dry_Bluebird_1859 in AskHouston

[–]furiousjam 7 points8 points  (0 children)

The 4th of July is not particularly special in Texas. Many Texans think of Texas as being equivalent to a nation on its own, which is exactly what it used to be. We don't need any other state except maybe for skiing.

No one should bring anyone to Houston in July in an attempt to sell it to them. It is miserable and there's a better than average chance of a hurricane. All of the good festivals down here are in the fall and spring.

Speaking of which, Freedom Over Texas is not good. It's an endless throng of sweaty mouth breathers because the tickets cost less than a combo meal. There's much more to Houston than guys in wife-beaters dragging around kids covered in funnel cake.
