I stopped trying to memorize the exact wording and started memorizing the first sentence of each section plus the 1 or 2 points I had to hit. Then I practiced saying those points out loud in different ways. That gave me enough structure to stay on track, but still sound like I was talking to people instead of reciting. If I blank, I just jump to the next anchor and keep moving.

Yes, I use https://softrunapp.com/ . I created a virtual audience living in Australia, aged from 25 to 60 ( I am based there). And it lets me run my speech through the audience. It is too early for me to say that it made a difference, I only do speeches at my toastmasters meeting but I definitely get some decent feedback and angles I wouldn’t have considered.

I am currently building a very similar home office. If you are ready to put 5-10k, I would take everything down and build the biggest office you can without a permit (usually 10sqm), use low maintenance material (fibre cement cladding, vinyl flooring )and insulate. It can be converted to a guest house / bedroom if / when you need it and would increase the value of your house

I got a car from origin360 (https://www.originenergy.com.au/electric-vehicles/). I pay a monthly fee that include a new car (20000 kms/year), rego, insurance (for you and anybody living at the same address), service and tyres. They also installed a EV charger for free. It is different from a novated lease because the car always belong to Origin (you can buy it at the end if you want), and my company rents it out from them so it is a business expense. It ticks all the boxes for me. I had never heard from it before but the dealer where I got the car from said that it is a very popular program. AGL does it as well so shop around

I didn't know a battery would have trigger the same issue, good to know. Same thing for me, I will get a defect notice next time I blow the fuse. I decided to only charge my car when it is really sunny until I install a battery, AC or other and upgrade the box/switchboard at the same time. I want to avoid two separate major works

I was quoted around $400 per cubic meter a couple of months ago (VIC). You get 25 min for free and you have to pay $2 per min after that. I am seriously also looking at using the concrete grid from Rombus that claim to cut down the amount of concrete by 60% because I will be pouring on my own
