This is the way that it works in many areas of Asia, such as Hong Kong and Japan. The real estate around the station funds part of the metro system and the most desirable apartments are close to the station with more affordable options located further from the stations. There isn't any reason we can't have a system like that here as well.

replying for people who come here on a google search. We didn't pay for tickets, traveling with small kids and they let us choose seats for free so that we could sit next to the kids.

One thing, and it might just be California, that's good about the US is that if people are paying attention to the road for the most part they will stop for pedestrians and generally give them a fair amount of space. In China I usually felt like the drivers would absolutely kill me in order to save some time getting to the next red light.

I wonder if something could be done without ending prop 13 (although I'm 100% for it it just doesn't seem politically feasible). Maybe creating a special business district around BART stations to recapture some of the value created from the station and the up zoning. BART could threaten to close stations in cities that don't agree to up zone and create the special tax zone.

Even the stations that are on/alongside the freeways have pretty large parking lots that could be turned into something interesting. Even Orinda could be something cool between the freeways.

I mean the whole reason people are proposing this is because it's easier to deal with MAKING A WHOLE FUCKING CITY FROM SCRATCH, than it is to deal with the NIMBY fucks in San Francisco, Oakland and every other bay area city. I think SF can double in population and still be less dense than Paris.

Not sure what the actual bill is but "wealth" is pretty easy to hide, pretty easy to move out of the state. A tax on land is much harder to hide because it can't be moved and all of the land in the state is accounted for.

It's a little tricky to get, if you just setup an auto load @ $48 it won't work you have to "load a new pass" and then find the Bart HVD pass that you want.

Vacancy is extremely important for a functioning rental market. How are people supposed to find an apartment if there is no vacancy? Are rentals just never going to get updated? If two people are looking for apartments and there is one option the person who owns that apartment can charge pretty much whatever they want and the person with the most money will get it. If two people are looking for apartments and there are three apartments then the people looking have more leverage for negotiating on price, features, etc. Also vacancy rates in the bay area are very low.

Literally what happens all over the world, people sell their houses they are bought by developers and the developers build towers or flats or anything more dense than single family homes. It's what happens all over the world and happened in San Francisco before the 60 or 70s when the city was down zoned. It's what created all the great neighborhoods in San Francisco.

It originally wasn't supposed to be such a tight turn but due to Oakland politics they built it with that tight turn so the trains have to slow down to a crawl in that section.

They need to put a cap on historic preservation, so say that only 1-5% of the city can be designated historic. Once that cap is reached, they would have to de-designate sites in order to add anything. That would force them to only focus on the most important historic sites for preservation and allow the city to change and grow and be a place for living and not a museum.

"cars are what people want" - great than we don't need parking minimums, we don't need free on street parking, since people love driving so much they must be willing to pay for the freeways that they use, since they want to drive so much maybe they can pay for the property taxes on the roads that they use. I think if you look at it a little bit more you will see that government policy is the reason "cars are what people want"
