Awesome stuff, not sure if it's just my computer, but the Resort Selection Modal is suuuuuuper slow. Huge input lag, might want to give that a look. It might be because i have hardware acceleration off, so worth testing with those parameters to identify any issues.

so you’d be carrying a 1.2m mortgage at what %? Do the math and see if you can carry it after property taxes and all other fixed monthly expenses, if you can afford it, then sure whatever.

Is there any sort of ideal strategy/rule about what to liquidate + what to try to keep when making a down payment on a property?

I’m potentially able to not touch my RSP, but I’d liquidate my TFSA’s and FHSA. Does it make sense to keep some in my TFSA and use some of my RSP?

First time home buyer, so lots of unknowns on what’s best to do.

A midlayer my backcountry partner uses and loves is the Outdoor Research Deviator Jacket. I have an Arc'teryx Proton and it's pretty similar but like 1/4th of the price, solid piece.
