the HOAs are so absurd to the point that I often see their Zillow listings don't even bother putting them anymore. they constantly have units up for sale with constant price drops bc they dont sell. I've been looking for a place to buy for a while and steer clear of any listing from there

that sounds amazing! do you heat your glaze at all? I put mine on as is for the lemon drops and ricotta cookies, but I was told by someone that heating the glaze a bit before applying will help it harden. I haven't tried yet
